PUBLIC NOTICE Vacation of a Sanitary Sewer Easement VAC-07-16-5400 “QuikTrip 217R” Northwest corner of 7 & 40 Highways Notice is hereby given that a public hearing will be held by the Planning Commission of the City of Blue Springs on Monday, July 25, 2016 at 6:30 p.m. in the Howard L. Brown Public Safety Building located at 1100 SW Smith Street for the purpose of hearing parties in interest and citizens on a request by Andrew Smith, QuikTrip Corporation, to approve the vacation of an existing sanitary sewer easement at the northwest corner of 7 and 40 Highways. Interested parties may view the application materials on file in the Community Development Department located at 903 W. Main Street, Blue Springs, MO. The sanitary sewer easement is legally described as follows: The Northerly 7.5 feet of a tract of land described in Document #1596733 in Book I1364 at Page I1310. as follows: That part of the Southwest 1/4 of Section 31, Township 49 North. Range 30 West of the 5th Principal Meridian, Blue Springs, Jackson County. Missouri. described is follows: Beginning at a point which is 30.00 feet North of the South line and 923.31 feet East of the West line of said Southwest 1/4, said point also being on the North right-of-way line of U.S. Highway No. 40; thence East (the South line of said Southwest 1/4 assumed to be the East-West for purposes of this description) on the North right-of-way line of U.S. Highway 40. 142.01 feet. (141.07 feet measured) to a point 245.20 feet West of the centerline of State Highway 7; thence North 1 degree 10 minutes West (North 1 degree 11 minutes 55 seconds West measured) on a line 248.20 feet West of and parallel with the centerline of said Highway 7, 221.37 feet (221.36 feet measured) thence West on a line 221.35 feet Northerly from, and parallel with the North right-of-way line of said Highway 40, 142.94 feet (139.02 feet measured) to a point 923.31 feet East of the West line of said Southwest ¼; thence South 1 degree 12 minutes parallel with the West line of said Southwest 1/4. 221.37 feet (221.33 feet measured) to the point of beginning.
