PUBLIC NOTICE Rezoning / RZ-11-18-6656 “3305 SW Westbound U.S. 40 Hwy.” 3305 SW Westbound U.S. 40 Highway Part of Parcel #35-840-02-05-00-0-00-000 Notice is hereby given that the Planning Commission of the City of Blue Springs, Jackson County, Missouri will hold public hearings on Monday, November 26, 2018 at 6:30 p.m. in the Howard L. Brown Public Safety Building located at 1100 SW Smith Street to receive comments from interested parties and citizens relative to a request by Jason and Cindy Kniffen, owners, for Rezoning of an existing single-family residence on approximately 0.64 +/- acres of property located at 3305 SW Westbound U.S. 40 Highway. The Rezoning request is to change the zoning from “GB” (General Business) to “MF-14” (Moderate Density Multi-Family). The site is legally described as follows: That part of the Southwest Quarter of the Southwest Quarter of the Southeast Quarter of Section 35, Township 49 North, Range 31 West of the Fifth Principal Meridian, Jackson County, Missouri described as follows: Commencing at the Southwest Corner of the Southeast Quarter of said Section 35; THENCE N02°00’44”E on the West Line of said Southeast Quarter, 30.00 feet to the North Right-of-Way Line of U.S. 40 Highway; THENCE S87°51’26”E on said North Right-of-Way Line, being 30.00 feet North from, and parallel with, the South Line of the Southwest Quarter of said Southeast Quarter, 455.24 feet to the POINT OF BEGINNING; THENCE N02°25’09”E, 138.78 feet; THENCE S87°34’51”E, 202.45 feet to the West Line of Christi Woods Acres, a Jackson County Subdivision of record; THENCE S02° 02’41”W on said West Line, 137.81 feet to the North Right-of-Way Line of U.S. 40 Highway; THENCE N87°51’26”W on said North Right-of-Way Line, being 30.00 feet North from, and parallel with, the South Line of the Southwest Quarter of said Southeast Quarter, 203.34 feet to the POINT OF BEGINNING, contains 0.64 acres more or less.
