Thursday, March 25, 2021
Opening: The meeting of the City of Cape May Zoning Board of Adjustment was called to
order by Vice Chairperson William Murray at 6:07 PM virtually via Zoom and
streamed live on Facebook. In compliance with the Open Public Meetings Act,
adequate notice was provided.

Motion was made by Mrs. Nelson to adopt Resolution number 03-25-2021: 1, Mullock, 825
Corgie Street, seconded by Ms. Hesel and carried 5-0. Those in favor: Ms. Hesel, Mr. Van de
Vaarst, Mrs. Nelson, Mrs. Notch, Mr. Murray. Those opposed: None. Those abstaining: None.
Motion was made by Mr. Van de Vaarst to adopt Resolution number 03-25-2021: 2,
Anderko, 815 Columbia Avenue, seconded by Mrs. Notch and carried 5-0. Those in favor:
Ms. Hesel, Mr. Van de Vaarst, Mrs. Nelson, Mrs. Notch, Mr. Murray. Those opposed: None.
Those abstaining: None.

Attorney Charles Sandman introduced the application, Owner James Caruso and Project Manager
Tom Mazza. Owner Caruso, Manager Mazza and Board Engineer Craig Hurless were sworn in
by Board Solicitor Richard King. Owner Caruso described the project to rebuild an awning that
was damaged in a recent storm and is not usable. He said the proposed awning is more stable and
safer than the previous awning and showed pictures of the house with the old awning and also
where the new awning would be located.

Owner Caruso shared that the Historic Preservation Commission (HPC) and Fire Department
approved the project. He said the awning will have no negative impact on the zoning plan or
neighborhood.
Board members were allotted time for questions. They asked if a variance for the awning had
been obtained in the past, and Owner Caruso said the awning was there when he purchased the
property.
Engineer Hurless then presented his memorandum dated March 2, 2021. He described his
completeness review and the variances required in detail. The General Review Comments 1-10
were reviewed and explained in detail with all items being classified as conditions of approval.
Engineer Hurless said that the evidence of final HPC approval is required.
Board members were allotted time for questions of Engineer Hurless.
Discussion was opened to the public at 6:28 PM and closed at 6:30 PM with no public
coming forward to comment.
Motion was made by Mrs. Nelson grant the variances requested subject to conditions of
approval discussed at the meeting and listed in the Board Engineer memorandum, by Craig
Hurless, dated March 2, 2021 seconded by Ms. Hesel and carried 5-0. Those in favor: Ms.
Hesel, Mr. Van de Vaarst, Mrs. Nelson, Mrs. Notch, Mr. Murray. Those opposed: None. Those
abstaining: None.
Board members made positive comments on the project and expressed their reasons for their
votes.
Motion made by Mrs. Nelson to adjourn the meeting at 6:33 PM with all in favor.
