TOWN OF CAROLINA SHORES Planning Board Meeting Minutes February 16, 2022 11:00 a.m. At 11:00 a.m., Chairperson Vandergrift called the February 16, 2022 Planning Board Meeting to order. The following members attended: Ruth Ann Campbell-Grothe, Pamela Faria, Daniel Conte, and Alternate Member Normand Neligon. Also present: Mayor Joseph J. Przywara, Planning Board Liaison; Chad Hicks, Town Administrator and Nicole Hewett, Assistant Town Administrator/Town Clerk. Absent: Member Dan O’Reilly The Pledge of Allegiance was recited and there was a moment of silence. Approval of Minutes: MEMBER CONTE MADE A MOTION TO APPROVE THE MINUTES OF THE JANUARY 19, 2022 PLANNING BOARD MEETING. MEMBER CAMPBELL-GROTHE SECONDED THE MOTION. CHAIRPERSON VANDERGRIFT CALLED FOR A VOTE AND MOTION CARRIED BY UNANIMOUS VOTE. Administrative Reports: Mr. Hicks said it has been relatively quiet in regard to any new projects coming in. Mr. Hicks said that Pulte Homes is wide open. Mr. Hicks said in regard to the property behind CVS, there has been no plans submitted to the Town and no conversations regarding this matter. New Business: Discussion of Set Back Requirements for Accessory Structures in the MFH1 Zoning District: Mr. Hicks said this deals with The Village at Calabash. Mr. Hicks said the only other property we have zoned is in the ETJ. Mr. Hicks said a couple of representatives came in to talk about the road paving and we started talking about other things and they have had a issue over the years. Mr. Hicks said when The Village was approved by Brunswick County and the Town of Carolina Shores annexed it, they had their own governing documents and an accessory structure has to be five feet from the property lines. Mr. Hicks said fast forward and our Ordinance requires ten feet for accessory structures from the property line. Mr. Hicks said we have a lot of folks that have wanted to stick to their governing documents which is less restrictive than ours. Mr. Hicks said the president of the POA showed him a letter that came from the consultant and she stated in that letter that all of their regulations would remain the same and there wouldn’t be any changes. Mr. Hicks said there is still some confusion. Mr. Hicks said what we are recommending is to allow accessory structures to be five feet from the property lines instead of ten feet and make it the same as their governing documents. There was discussion on this item. MEMBER FARIA MADE A MOTION TO RECOMMEND THE APPROVAL OF THE SET BACK REQUIREMENTS FOR ACCESSORY STRUCTURES IN THE MFH1 ZONING DISTRICT FROM 10 FEET TO 5 FEET. MEMBER CAMPBELL-GROTHE SECONDED THE MOTION. CHAIRPERSON VANDERGRIFT CALLED FOR A VOTE AND MOTION CARRIED BY UNANIMOUS VOTE. Public Comment: Mayor Joseph Przywara/Planning Board Liaison – Mayor Przywara said at the last Board of Commissioners meeting, the Board of Commissioners approved the Planning Board’s recommendation in regard to the zoning changes.
