Meeting Called to Order 8:30 A.M.
Members Present: George Clemens, Mike Corcoran, Chuck Fazio, Eric Kaminski, Steve King, Phil
Koepf Wendy Naylor (Absent)

APPROVAL OF MINUTES
Motion by King, seconded by Corcoran to approve the minutes of the May 6, 2025, meeting. Roll
Call: Fazio-yea, Kaminski-yea, Corcoran-yea, King-yea. Motion passed.
APPROVAL OF MINUTES
Motion by Corcoran, seconded by Kaminski to approve conditionally the minutes of the May 20,
2025, meeting once Janna Lutz is contacted. Roll Call: Corcoran-yea, Kaminski-yea, Lutz via email
yea. Motion passed.
1. Nuzzo 391 Hickory Hill Exterior Alterations-Final
Jeffrey Bogart (Architect) and Natali Nuzzo (Homeowner) presented these plans. Jeff said that they
are replacing two windows and replacing a swing door with a sliding glass door. He said that they
are replacing it with similar material. The Board liked it.
Summation-motion by King, seconded by Kaminski for final approval of plans as presented. Roll
Call: Fazio-yea, Corcoran-yea, King-yea, Kaminski-yea. Motion passed.
2. Overland 31 North Main Signage-Final
Justin McDonald presented these plans. He said that the sign is an individual letter stud mounted
sign, and the color is brown. The Board liked the new sign.
Summation-motion by King, seconded by Kaminski for final approval of plans as presented. Roll
Call: Corcoran-yea, Fazio-yea, Kaminski-yea, King-yea. Motion passed.
3. Cordiak 181 Bradley St. Exterior Alterations-Final
Brian Miller (Contractor) and Christine Cordiak (Homeowner) presented these plans. Brian said that
they took the recommendations of the Board and bumped out the side rear addition and bumped it
in on the side and that they were able to keep the second-floor window. They also changed the
kitchen window to a rectangular one. The Board liked the changes.
Summation-motion by King, seconded by Kaminski for final approval of plans as presented. Roll
Call: Fazio-yea, Corcoran-yea, Kaminski-yea, King-yea. Motion passed.
4. Liederbach 163 Solon Rd. Accessory Structure-Final
Brian Liederbach (Homeowner) presented these plans. He said that they took the
recommendations from the Board and removed the shower from the second floor. The Board liked
the change.
Summation-motion by Kaminski, seconded by King for final approval of plans as presented. Roll
Call: Corcoran-yea, Fazio-yea, Kaminski-yea, King-yea. Motion passed.
5. Siegel 103 South Main Retaining Wall-Final
Zach Goebelt (Contractor) presented these plans. He said that they are replacing the retaining wall
with a sandstone retaining wall. He said that it is 24” at the base and 16” at the top which is the
same height as the current one. Zach said that they wanted something more natural. There was
discussion about the drainage system and the Board recommended having a landscape
architect/engineer come out and survey the property. The Board thought aesthetically the job
looked nice. Ginny Fitz (homeowner) at 95 South Main said that this property has a shared driveway
and she asked that they be informed when they won’t be able to use the driveway because their
trucks will be bringing in equipment. Zach said that they were going to set up a staging area on the
client’s grass and would not be blocking the drive. She said she thinks the drainage issue happened
when they installed the pool and that the current drainage that comes down makes the sidewalk
very icy and dangerous during the winter. Zach said the wall would be 8” away from the sidewalk.
Clemens said that the foundation drainage could go to daylight. Dominic said that the wall drainage
could be daylighted. There was much discussion about the drainage issue and how to resolve it.
Zach said that the landscape architect met him at the property and that was the first time he had
seen the seepage. He said he would like to find out where the seepage is coming from.
Summation-motion by King, seconded by Kaminski for final approval of design plans of the wall as
presented with the following comment: They need the landscape architect and engineer to reach
out to our Building and Zoning Inspector Dominic Cribari after they solve the water problem on the
property. Roll Call: Corcoran-yea, Fazio-yea, King-yea, Kaminski-yea. Motion passed.
6. Goldstein 26 South Franklin St. Exterior Alterations-Final
Adam Rosekelly (Architect) presented these plans. He said that the variances have been granted
and that was for a setback issue and that they are one foot off the property line with the bottom of
the steps. Koepf asked if that included the ADA compliant handrailing’s and Adam said yes. The
Board liked the design and Koepf recommended not bringing the railing extension out too far.
Summation-motion by King, seconded by Corcoran for final approval of plans as presented. Roll
Call: Kaminski-yea, Fazio-yea, King-yea, Corcoran-yea. Motion passed.
7. Ashba 105 Bell St. Exterior Alterations-Field Changes
George Clemens (Architect) and Peter Nogay (Architect) presented these plans. George said that
originally they weren’t going to add to the basement. He said that they are trying to achieve a walk
out on the back of the addition. He said they are trying to reorientate the steps from the back to the
side. Peter said that they are trying to connect the addition to the foundation by giving them more
basement. Building and Zoning Inspector Dominic Cribari asked about the siding change. George
said that the siding is in bad shape and that their father (contractor) wants to replace it all. Dominic
said they want to install Dilapidated Cedar Lap siding with new Hardie siding to match existing
exposure. Koepf said that if you remove the siding off the house, you will no longer have a historic
home.
Summation-motion by King, seconded by Kaminski to approve the field change for the basement.
Summation-motion by King, seconded by Kaminski to table the replacement of the siding, on the
house until the Board can go and look at the home. Roll Call: Fazio-yea, Corcoran-yea, Kaminski-
yea, King-yea. Motion passed.
8. King 117 May Court Exterior Alterations-Final
Steve King presented these plans. He said that they want to add a door to the rear of the house. He
said right now there is only a window. He said that right now they can only access the backyard by a
side door. The Board was fine with adding a door.
Summation-motion by Kaminski, seconded by Corcoran for final approval of plans as presented.
Roll Call: Fazio-yea, Kaminski-yea, Corcoran-yea, King (abstain). Motion passed.
