Minutes Board of Adjustment Meeting October 18, 2010 Item #1: Meeting called to order 6:05 PM Item #2: Member present: Wells, Shannon and Rice. Absent: Szcech and Snyder Others present: Jim Kessler, Building and Zoning Official, Dee Marshek Administrative Assistant Gerald Meis, Lenoch & Cilek Ace Hardware and Rex Brandstatter, Remax Item #3: Minutes from August 16, 2010 meeting approved. Motion carried: 3-0 Item #4: Public Hearing on a request by Little Mill Creek, LLC / Gerald Meis for a parking variance @ 1619 2nd Street. Public Hearing opened, by Co-Chairman Shannon: Rex Bandstatter gives a brief history of the property and explains Meis’s proposed use of the mixed retail/warehouse property. Rice: Questions, what if the buildings use changes? Wells: Questions the probability of the property being sold in the future? Kessler: Explains parking requirements for the present furniture retail store, the reduced parking variance requested and the need for a shared ingress/egress easement agreement the neighboring property to the east. Also, explained the fact that the retail area of the building can’t be expanded into the warehouse portion of the building. Members discuss future possible uses, the retail verses warehouse allowable parking spaces, assigning employee parking at the Ace Hardware location, and the granting the reduction/variance of 8 parking stalls. Public Hearing closed: Motion to approve with contingency’s by: Rice 1. Little Mill Creek, LLC agrees that only 9600 sq. ft. of the commercial property be for retail use. 2.
