City of Coralville Board of Adjustment Meeting February 27, 2012 (Amended) Staff: Jim Kessler, Building & Zoning Official Dee Marshek, Administrative Assistant Item #1: Meeting called to order 6:00 PM Item #2: Member present: Wells, Shannon and Rice, Szcech and Nicola. Others present: Jacob Johnston, with Theisen’s Home, Farm& Auto Item #3: Minutes from December 12, 2011meeting approved with correction. Motion by: Rice 2nd by: Wells Motion carried: 4-0 with 1 Abstainer (Nicola). Amendment to the Agenda for election of a Vice Chairperson. Amendment to the Agenda for election of a Chairperson. Motion to Amend by: Wells 2nd by: Rice Wells nominates Rice and Rice nominates Szcech. Votes for Rice: 4 -1 Votes for Szcech: 1-4 Motion carried for Rice as Vice Chairperson: 5-0 Item #4: Public Hearing request for a Conditional Use Permit for a Lawn & Garden Center for Theisen’s located at 100 Westcor Dr. Public Hearing opened: Jacob Johnston with Theisens spoke on a request to move the center to the East one parking aisle; this would place the center closer to water and utilities. Moving to the East would also resolve any dead end aisle of parking, allowing for better flow throughout the parking lot. Public Hearing closed: Members discuss that this move seems to be more practical for the proximity to utilities and the parking lot flow. Motion by: Rice 2nd by: Wells Motion carried: 5-0 Kessler takes a few moments to explain to Nicola, the new member of the Board of Adjustment a few of the rules and protocol for these meetings. Item #5: Public Hearing request for a Conditional Use Permit for a Lawn & Garden Center for Lenoch & Cilek located at 1701 2nd Street. Public Hearing opened: Public Hearing closed: Members discuss that this request is the same as last years. Motion by: Rice 2nd by: Nicola Motion carried: 5-0 Item # 6: Public Hearing request for a Conditional Use Permit for a Lawn & Garden Center for Wal-Mart located at 2801 Commerce Dr. Public Hearing opened: Public Hearing closed: Well states she again likes this location. Motion by: Rice 2nd by: Nicola Motion carried: 5-0 Item # 7: Public Hearing requested for a Conditional Use Permit for a Lawn & Garden Center for Hy-Vee located at 2008 8th Ave. Public Hearing opened: Public Hearing closed: Members discuss this location, and questions whether it will change when new construction is done in the future.
