City of Coralville Board of Adjustment Meeting December 19, 2016 Staff: Jim Kessler, Building and Zoning Official and Dee Marshek, Administrative Assistant Item 1: Meeting called to order 6:17 PM Item 2: Member present: Knudson, Wells and Nicola Absent: Boucher (Board member Szczech has moved from the Coralville area) Item 3: Approval of Aug 15, 2016 Minutes. Nicola: Motion to approve. Knudson: 2nd Motion Motion carried: 3-0 Item 4: Election of Co-chair. Nicola nominates Knudson as 2017 Co-chairperson. Knudson: Motion to approve. Nicola: 2nd Motion Item 5: Public Hearing request by James Street LLC is for a Conditional Use Permit to allow for a sports facility in a I-2 ( Light Industrial ) zoning as required by section 165.31(4)(B) fitness centers, health clubs and gyms) as defined in the I-2 Zoning District of the City’s Code Ordinances. This property is located at 2325 James Street. Public Hearing Open: Public Hearing Close: Nicola: Motion to approve Conditional Use. Knudson: Motion 2nd. Kessler explains this is in a new building at 2325 James Street, just west of Camp Cardinal. Nicola asks if the parking is adequate at this location. Kessler states the proposed use will be an exercise center. Parking requirement are 6 spaces per 1000 sq. ft. of building, therefore the parking shouldn’t be an issue. Motion carried: 3-0 Kessler discusses and reviews the proper procedures for conducting a meeting with the members. Item 6: Adjourn Meeting @ 6:35 PM Nicola: Motion to Adjourn. Knudson: Motion 2nd.
