City of Coralville Board of Adjustment Meeting August 15, 2016 Staff: Creston Turnbull, City Building Inspector and Dee Marshek, Administrative Assistant Others in attendance: Kayla Massey and Bill Whittig Item 1: Meeting called to order 6:00 PM Item 2: Member present: Szczech, Knudson, Wells and Nicola Absent: Boucher Item 3: Approval of July 18, 2016 Minutes. Nicola: Motion to approve. Knudson: 2nd Motion Motion carried: 4-0 Item 4: Public Hearing request by Kayla Massey is for a Conditional Use Permit to allow for a Sports facility in a I-PUD-1( Industrial Planned Unit Development ) zoning as required by section 165.33(C)(3) as defined in the I-2 Zoning District of the City’s Code Ordinances. This property is located at 390 Westcor Drive. Public Hearing Open: Kayla Massey has been giving softball lessons at the University of Iowa and sees a need to help train young women and would like to open softball training facility at 390 Westcor Drive. Turnbull explains the Building and Fire Department requirements needed for the Conditional Use Permit. He states two main issues that have to be addressed before occupancy can be obtained. The necessary parking requirement for this site is 6 stales per every 1000 sq. ft., for a total of 18 parking spaces. The Building and Fire Departments will also need to inspect the building to make sure everything is currently up to code. Members discuss the parking, age of the building and the prior use of the space. Bill Whittig states the prior use was a warehouse for a seed company. Whittig is the listing agent for the property owner and also Massey’s agent preparing the lease for this facility. Nicola and Szczech ask about any concerns that the City may have with this site. Turnbull states he has spoken with Jim Kessler the Building and Zoning Official, and Staff has no objections as long as everyone understands that all Building and Fire Codes are in compliance. The main issues are code compliance, parking, and the netting that will be used in the space. Public Hearing Close: Szczech asks if the City has any stipulation on the Conditional Use Permit. Turnbull again explains as long as the Building and Fire Code requirements are up to date, it would only be contingent to the Building and Fire Department’s inspections.
