DOYLESTOWN BOROUGH HISTORIC & ARCHITECTURAL REVIEW BOARD MEETING MINUTES THURSDAY, SEPTEMBER 25, 2025 The Doylestown Borough Historic and Architectural Review Board met at 7:30 PM on Thursday, September 25, 2025, at Borough Hall, 10 Doyle Street. The following members attended: Kim Jacobsen, Andy Happ, Brian Guerriero, Marie Kovach, Richard Chase, and Karyn Hyland, Director of Planning and Zoning. CALL TO ORDER: Ms. Jacobsen called the meeting to order at 7:30 p.m. MINUTES APPROVAL: The meeting minutes from August 28, 2025, were approved as amended (Happ/Kovach). SIGN APPLICATIONS: 54 E. State Street: The applicant did not attend the meeting; however, the Board proceeded with reviewing the application. The Board voted to recommend approval of the application as submitted, with the condition that the conduit, wiring, and junction box be painted to match the building, and that any holes from the old awning be patched and painted as well (Kovach/Guerriero). BUILDING APPLICATIONS: 114 E. Ashland Street: Ben Magyar, the homeowner, presented the application for several new roofs on the property. The applicant proposes removing the current slate roof and replacing it with Evergreen brand slate. The current metal roof will be removed and replaced with a new standing-seam copper roof, and the current shingled roof will be replaced with a GAF Timberline shingle in the color Charcoal Black. The Board voted to recommend approval of the application as presented (Happ/Guerriero). 273 W. Court Street: The homeowners, Michael and Anne Thenin, presented their application for the demolition of a chimney and an addition, as well as for the construction of a new addition. The applicants reviewed the requested building materials and gave an overview of the proposed addition to the rear of the home. The Board voted to recommend approval of the application with the condition that the applicant use box square gutters on the balconies, downspouts to match the existing house, the siding will be TruExterior 6” Dutch lap siding, and the shutters will be a proper dimension with the correct hardware. Additionally, the exterior color scheme will match the existing house (Happ/Chase). 20-22 E. Oakland Avenue: AnnaKate Payha, the architect, presented the application with the property owner, Rob Sigety, for a renovation of the property. The applicants would like to replace the siding, windows, and doors. The application also proposes to remove a glass block wall. The applicant proposes installing a new brick paver area at the front of the building, replacing the pent roofs with standing seam metal roofs, and constructing a new deck in the rear of the building. The Board voted to recommend approval of the application with the condition that the second-floor front windows be increased from six to eight and centered on the gable, the new entry door and side light be a fiberglass material with a flush glazing detail, half-round gutters will be white with downspouts where needed and the white face boards on the deck and railing will be as submitted (Jacobsen/Chase). 272 E. Court Street: Robert Etchell, the homeowner, presented the application to demolish the single-story wood frame structure from the rear of the 3-story brick structure. The homeowner intends to build an addition to the home in the future, and the demolition will facilitate future expansion. The Board voted to recommend approval of the application as presented (Happ/Guerriero). 57 W. Court Street: Richard Stokes, the architect, and Lawrence Thomson, the property owner, presented the application for the construction of a new boutique hotel. The applicant noted that the signage shown on the submitted application was strictly conceptual and should not be considered for the time being. The applicants discussed their proposed building materials and architectural style inspiration with the Board. Ms. Jacobsen opened the floor for questions from the public. Ms. Laura Morocco of N. Hamilton St. had questions about the back and side of the building. She wants to know if there is a way to soften those facades of the building. She also had a question about lighting on the rear patios. It was confirmed that the lighting will not affect the neighboring residences. Mr. Darren Hoffman of N. Hamilton St. inquired about the building materials on the front of the building, specifically the porch and the stone at the foundation. Mr. Hoffman also asked about the building's positioning with respect to the street. Mr. Dave Morocco of N. Hamilton St. had questions about the shape of the proposed stone to be used in the foundation. He is curious to see the various shapes and sizes of the material. It will have a more organic shape and size, like a fieldstone aesthetic. The Board voted to table the application, allowing the applicant time to return with additional information on the “fine detail” building materials (i.e., grout color, stone samples, etc.).
