PUBLIC MEETING NOTICE
The City of Elko Planning Commission will meet in a regular session on Tuesday, July 1, 2025
beginning at 5:30 PM in the Council Chambers at Elko City Hall, 1751 College Avenue, Elko,
Nevada.
Attached with this notice is the agenda for said meeting of the Commission. In accordance with
NRS 241.020, the public notice and agenda were posted on the City of Elko Website at
http://www.elkocitynv.gov/, the State of Nevada’s Public Notice Website at https://notice.nv.gov,

VI. NEW BUSINESS
A. PUBLIC HEARING
1. Review, consideration and possible action on Conditional Use Permit No. 4-25, filed
by The Church of Jesus Christ of Latter-day Saints, which would allow for a golf
net ranging from 25 feet to 127 feet in height to be installed on a parcel within a C-
General Commercial zoning district abutting a residential zoning district,
specifically at 2102 Ruby Vista Drive (APN 001-564-045), and matters related
thereto. FOR POSSIBLE ACTION
A conditional use permit is required for every new development on a lot or parcel
in the C- General Commercial zoning district which abuts a residential zoning
district. CL
2. Review, consideration and possible action on Variance No 1-25, filed by Catherine
Wines, for a reduction of the front yard setback from 12’-0” to 10’-2”, in conjunction
with the construction of a single-family residence; as well as an increase to the
maximum cumulative square feet of all accessory buildings from 500 sq. ft. to 624
sq. ft., a reduction of the rear yard setback from 20’-0” to 0’, a reduction of the
interior side yard setback from 5’-6” to 2’-6”, and a reduction of the minimum
parking requirement from 2 to 0, for an existing structure as a detached accessory
dwelling unit within the R (Single Family, Multiple Family Residential) Zoning
District, and matters related thereto. FOR POSSIBLE ACTION
The subject property is located at 518 Oak Street, referred to as APN 001-176-002.

B. MISCELLANEOUS ITEMS, PETITIONS, AND COMMUNICATIONS
1. Review, consideration and possible approval of Final Map No. 3-25, filed by Copper
Trails LLC, for the development of a subdivision entitled Copper Trails Phase 3
Unit 1 involving the proposed division of approximately 14.055 acres of property
into 18 lots for residential development and 1 remainder parcel within the R (Single
Family and Multiple Family Residential) Zoning District, and matters related
thereto. FOR POSSIBLE ACTION
Subject property is located north of the intersection of Platinum Drive and Copper
Street. RN
2. Review, consideration and possible approval of Final Map No. 4-25, filed by Copper
Trails LLC, for the development of a subdivision entitled Copper Trails Phase 3
Unit 2 involving the proposed division of approximately 9.297 acres of property into
20 lots for residential development and 1 remainder parcel within the R (Single
Family and Multiple Family Residential) Zoning District, and matters related
thereto. FOR POSSIBLE ACTION
Subject property is located north of the intersection of Platinum Drive and Copper
Street. RN
