APPROVAL OF MINUTES from December 21st, 2022
President Greene asked for everyone to read of the previous months minutes and look for corrections
or additions. With no errors or corrections, the minutes were approved.
NEW BUSINESS / PUBLIC HEARINGS
1. PC 22-14 - Rodney Richards of 140 Avery St. is petitioning for the approval of a Major
Subdivision in the vicinity of Concord Drive, Linda Lane, and Avery Street. Planning Commission
must determine if the application is complete and then, if approved, schedule the public
hearing for the approval of the Major Subdivision.
The hearing for the evening was to verify that the petition that was filed was done so correctly and
completely. Planning Director Strait stated that Mr. Richards is not proposing any new infostructure to
the property. After review of the application, it is believed that the application is completed. There were
a few items to note however; the width is not listed on the adjacent street, the zoning was not listed,
however it is zoning Neighborhood Residential.
Mr. Richards was there to speak on behalf of the request. He stated that he bought the additional
property with the intention of his daughter moving her family down to Fairmont. The current zoning
rules classify the subdivision as a major. The plan is to extend the neighboring property to off set the
cost to his daughter.
There was no one present in opposition to the request. The public hearing was then closed. The
commissioners had no comments.
Commissioner Majic made a motion to approve the request, Commissioner Yann seconded the
motion. The application for PC 22-14 was determined to be complete and a public hearing was set for
January 18th, 2023.
STAFF UPDATES
Staff stated the previous petitions will take effect at the end of the month and new copies will be
distributed. The second meeting in January will have the remaining petitions at the work session. The
