Presentation of the Agenda The request from Jack Stackhouse for a zone change from OP Office Professional to SF-7 Single- family Residential has been withdrawn by the petitioner. Approval of the Minutes A motion was made by Commissioner Ragsdale and seconded by Commissioner Davis to approve the minutes of the August 13, 2015 P&Z Meeting. This motion was approved unanimously by a 7-0 vote. 46 COMMUNITY DEVELOPMENT PETITION REPORT Petition PP 15-06 – Preliminary Plans for Pinon Hills Community Church Planning & Zoning Commission Discussion of Petition PP 15-06 on August 27, 2015 Senior Planner Cindy Lopez presented the staff report for PP 15-06, a request from Pinon Hills Community Church, represented by George Walters of Cheney-Walters-Echols Inc., for a preliminary plan for the dedication of Dustin Avenue on the east side of their property located at 5101 N. Dustin. The church was approved for a planned development (PD 08-01 on April 22, 2008 and an amendment to the planned development (PD 14-01) on July 22, 2014. The amendment specified that no new buildings can be constructed on the site until Dustin Avenue improvements have been extended to the north property line. The petitioner is proposing to dedicate the Dustin Avenue right-of-way (approximately 60’ x 642’) to the City in preparation of making improvements as specified in the amended Planned Development. Staff concludes that the approval of Petition PP 15-06, Piñon Hills Community Church Subdivision, is appropriate. Commissioner Washburn asked if the dedication will affect the office building that is scheduled to be built on the east side of Dustin. Ms. Lopez said the dedication would allow the office building to put in sewer and water lines. Brad Salzman of 5101 N. Dustin commented that the improvement of N. Dustin was a condition of the Planned Development that was approved in 2008 and is something that needs to be finished before further development can proceed. Planning & Zoning Commission Action of Petition PP 15-06 on August 27, 2015 A motion was made by Commissioner Davis and seconded by Commissioner Ragsdale to approve Petition PP 15-06, a request from Pinon Hills Community Church, represented by George Walters of Cheney-Walters-Echols Inc., for a preliminary plan for the dedication of road approximately 60 feet wide and 642 feet long (Dustin Avenue) on the east side of their property located at 5101 N. Dustin. 47 AYE: Chair Cardon, Commissioners Davis, Jaques, Langenfeld, Ragsdale, Thompson, and Washburn. NAY: None Abstained: None Absent: Commissioners Freeman and Waldroup. Motion passed 7-0 Business from the Floor: There was no business from the Floor. Business from the Chair: There was no business from the Chair. Business from the Members: There was no business from the Members. Business from Staff: There was no business from Staff.
