MINUTES FRUIT HEIGHTS CITY PLANNING COMMISSION MEETING 910 South Mountain Road November 27, 2012 REGULAR MEETING The regular meeting of the Fruit Heights City Planning Commission was called to order at 7:00 PM by Chairman Tom Williams. The Pledge of Allegiance was recited and Craig Hill gave a prayer for the opening ceremony. PLANNING COMMISSIONERS PRESENT: Commissioners Susan Hunt, Curtis Tanner and Chairman Tom Williams and City Council Member Craig Hill. Commissioner Kristi Bybee entered the meeting at 7:10 PM. STAFF PRESENT: City Manager Brandon Green, City Planner Jeff Oyler and Recording Secretary Susan Cranford VISITORS: Greg Sanders Agenda Item: 1. APPROVAL OF MINUTES OF MEETING – October 9, 2012 A Planning Commission meeting was not held on October 23, 2012. Commissioner Susan Hunt made a motion to approve the minutes of October 9, 2012, as written. Commissioner Curtis Tanner seconded the motion and it was approved unanimously by those in attendance. 2. ITEMS FROM THE PUBLIC There were no items from the public presented. 3. PUBLIC HEARING Oak Del Estates Subdivision – Second Amendment, Lots 3 and 4 – Property located at Approximately 1005 E. Hidden Valley Drive Commissioner Susan Hunt made a motion to move into a public hearing to receive comments on the Oak Del Estates Subdivision, Second Amendment. Commissioner Curtis Tanner seconded the motion and it was approved unanimously by those in attendance. 1 Fruit Heights Planning Commission Meeting November 27, 2012 Greg Sanders stated he owns two lots in the Oak Del Estates Subdivision. He stated he had a home designed to fit onto Lot 3 of the Oak Del Estates and then felt that it was too crowded, so he purchased the adjoining lot. He now would like to combine the two lots into one lot and build one home on the lot, centered on the property. City Planner Jeff Oyler stated that the Oak Del Estates Subdivision was revised a couple of years ago when the two lots were formed. The proposed change to the subdivision will not affect the access to the lot. Access will be on Hidden Valley Drive only. Staff recommends approved of this amendment. City Manager Brandon Green stated the city has notified the surrounding property owners and he has not received any negative response to the proposal. There were no comments from the public. Commissioner Kristi Bybee entered the meeting at this point at 7:10 PM. Commissioner Curtis Tanner made a motion to move out of public hearing. Commissioner Susan Hunt seconded the motion and it passed unanimously by those in attendance. 4. NEW BUSINESS Discuss/Approve/Deny Oak Del Estates Subdivision – Second Amendment, Lots 3 and 4 – Property Located at Approximately 1005 E. Hidden Valley Drive Commissioner Susan Hunt made a motion to approve the proposed amendment to the Oak Del Estates Subdivision Second Amendment to combine Lots 3 and 4 and forward it to the City Council for their approval. Commissioner Curtis Tanner seconded the motion and it passed unanimously by those in attendance. 5. REPORTS A. City Planner – Jeff Oyler City Planner Jeff Oyler stated the developer of Cherry Heights on Lloyd Road may call a special meeting of the Planning Commission on December 18 for consideration of their project. The Planning Commissioners in attendance stated they will be available for a meeting on that date if the developer is ready to make his presentation. City Planner Oyler will let the commissioners know if a special meeting is called. B. City Council Representative – Craig Hill No report was made. 2 Fruit Heights Planning Commission Meeting November 27, 2012 6. ADJOURNMENT Commissioner Curtis Tanner made a motion to adjourn, seconded by Commissioner Kristi Bybee. The meeting adjourned at 7:25 PM.
