NOTICE OF MEETING OF THE ZONING BOARD OF APPEALS INCORPORATED VILLAGE OF GARDEN CITY VILLAGE HALL 351 STEWART AVENUE GARDEN CITY, NY 11530 MEETING AGENDA TUESDAY, MAY 17, 2022 Pursuant to the provisions of the General Municipal Law and Chapter 200 of the Code of the Incorporated Village of Garden City, New York notice is hereby given that the Board of Appeals of said Village will meet in the Village Hall at 351 Stewart Avenue, Garden City, New York on Tuesday, May 17, 2022 at 6:30 p.m., to take action on the following matters: 1. APPLICATION OF WILLIAM & DANIELLE BEDELL for a variance of the provisions of Sections 99-2, 200-15 and 200-52, of the Village Code, to allow for the issue of a permit for the maintenance of 100.0’ of 5.0’ high fence, and 30.0’ feet of 4.0’ high fence a 77 sq. ft. masonry deck and 128 sq. ft. pavilion, in the rear of the dwelling known as 60 STEWART AVENUE (Map of Stewart Manor, Block 101, Lots 4, R-6 district, 6,000 sq. ft. plot) the granting of which would: A. cause a fence to exceed (4.0’) in height. B. cause (30.0’) of (4.0’) fence to be as close as (32.2’) from the front plot line, where (50.0’) is required. C. cause the allowable plot cover of (25.0% or 1,500 sq. ft.), to be exceeded by (282.0) sq. ft. (1,782 sq. ft. or 29.7%), where (1,654) sq. ft. exists. MATTHEW GANAS for a variance of section 200-61 of the Village code, allowing for the issue of a permit to construct a 2,285 sq. ft. circular driveway in the front yard setback; while constructing a 3,804 sq. ft. 2 1/2 story dwelling with 506 sq. ft. two car attached garage, 1,950 sq. ft. basement and 53 sq. ft. front portico (demolish existing dwelling), at the premises known as 43 NASSAU BOULEVARD (Map of Garden City Estates, Block 73, Lot 8, R-12 District, the granting of which would: A. cause the allowable driveway area of (1,650) sq. ft. in the front setback of said plot, to be exceeded by (635.0) sq. ft. APPEAL OF UNITARIAN UNIVERSALIST CHURCH OF NASSAU for a variance of the provisions of Sections 99-2 and 200-55, of the Village Code, so as to permit the erection of 91.0’ ft. of 4.0' ft. high black chain link fence in the Euston Road front of the property known as 223 STEWART AVENUE (Map of Garden City Estates, Lots 42, Block 28, R-8 portion district) the installation of said would: A. cause (91.0’) of fencing to be as close as (10.00’), from the Euston Road front, where 18.75’ is permitted. APPEAL OF IAN & KATHRYN ROGOW for a variance of provisions in Sections 200-31 & 200-46 of the Village Code, to allow the issue of a building permit for the erection of; a 321 sq. ft. detached garage (demolish existing 199 sq. ft. detached garage), maintain the location of (2) two previously permitted A/C compressors and a swing-set, at the corner dwelling known as 122 SALISBURY AVENUE (Map of Garden City Estates, Block 75, Lots 2, R-8 district) the granting of which would: A. reduce the (10.0’) minimum distance between primary and accessory structure walls, to no less than (6.5’) ~ B. reduce the (50.0’) required setback for accessory structures from Brixton Road, to no less than (35.3’) for the existing A/C compressors, and (6.5’) for the swing-set slide; and to no less than (31.5’) to the swing-set from Salisbury Road where (37.5’) is required.
