C. Nate Green - Saltzgaber Rd. Residential Project
Development Director Loges spoke briefly about the demand for housing
and the housing market between Obetz and Groveport before introducing
Nate Green from Montrose group to speak about the proposed
Cityspace/Ryan Homes Development on Saltzgaber road. Brian Wilmers
from Cityspace and Ryan Toopes from Ryan Homes were also in
attendance. Mr. Green presented a PowerPoint presentation to Council
and staff, after which a lengthy discussion was held. Mr. Green, Mr.
Wilmers, and Mr. Toopes received feedback and answered questions
from Council. Mr. Loges said now that we have some feedback from
Council and the development team has heard some of the red lined
conditions to be addressed, two things are going to happen. The first is
in progress, as we have reached out to Obetz to affirm that henceforth
this project proceeds concurrently and that both communities are moving
forward at the same pace. The second will be working with the
development team to decide a scope for a traffic study. That’s something
that our City Engineer Mr. Farst works with the development team on
identifying the specific intersections to be studied to make sure we have
the most accurate comprehensive set of data to inform what we decide
to see in terms of roadway improvements in the area. Mr. King

encouraged Mrs. Dowdell-Burger, School Board President, to set up a
meeting with the development team. He said certainly housing is coming.
Mr. Dildine stated he’d rather the housing be purchased homes over
apartments. He also urged the development team to partner with the Fire
department to make sure these new builds, roads, and turnarounds are
easily accessible in an emergency. He said having garages under living
spaces is a concern. Mrs. Hilbert agreed that the community needs to be
accessible because it appears very dense. The development team
agreed to meet with all mentioned community partners.
