This 3.6 acre lot is located on the south side of Saundersville Road, just east of The Learning
Experience daycare. It is zoned MXC-PD and is in the Indian Lake Village planned development. All the
adjacent lots have the same zoning. The proposed use is Firefighter’s First Credit Union East
Headquarters. The primary entry to the site will be a full access off of Saundersville Road. A
secondary access will be through the parking lot to the south that has connectivity to the cul-de-sac to
the west.
STAFF COMMENTS – PLANNING DEPARTMENT:
1. Show RTU outlines on building elevations. Units must be fully screened by building parapet walls.
2. Flagpole shall meet all zoning ordinance requirements.
3. Revised photometric plan to show site layout.
4. There is an approximately 70’ linear section of the greenway that will require pavement as part of
this site plan.
5. Address all conditions of approval from the ILV ARC.
6. Transformer will need to be relocated to west side of greenway.

2. Provide a joint between the asphalt and the pervious pavers in accordance with the manufacturer’s
specifications, and a corresponding detail.
3. How will these storm inlets tie into the proposed storm sewer system?
4. Please revise proposed contour labeling north of the proposed parking lot.
5. Line up sidewalk and install ADA compliant curb ramps. Ensure the cross slope is ADA compliant (it
looks like this won't be an issue based on proposed grading).
6. Build connection to existing sidewalk.
7. Provide more detail on how roof drains will release onto pervious pavers.
8. It appears that the neighboring parking lot to the south may be flooded during the 100-year storm.
The discharge onto the adjacent property would be close to 7 cfs, significantly exceeding the outfall
under existing conditions, which is unacceptable. Please revise accordingly.
9. Provide a subsurface barrier to prevent water in the pervious pavement section from seeping into
the subgrade of the neighboring parking lot. Provide a detail for the barrier.
10. What is the next downstream structure? Show connection to the next downstream structure on plan
or in an inset sheet. Provide an analysis on the capacity of the connecting downstream structures.
Drainage Report
11. See markups on the Grading and Drainage Plan and the Drainage Report.
12. The portion of the storage volume held in the reservoir layer needs to the proportional to the void
ratio in the No. 2 stone.
13. The pervious paver section is 2.5' deep according to the detail provided. If the intent is to provide
wet storage at these elevations, then this volume can not be modeled as available storage. Staging
for storage should begin at 550'.
14. Shouldn't this be "Yes" for the multi-stage criteria for the 6” underdrain because it ties into the 15"
pipe?
15. The information given for the 15” pipe in the pond report should correspond with the pipe
downstream of the area being modeled, which in this case would be pipe S4-S5.
16. It appears that the neighboring parking lot to the south may be flooded during the 100-year storm.
The discharge onto the adjacent property would be close to 7 cfs, significantly exceeding existing
conditions, which is unacceptable. Please revise accordingly.

4. IFC 2018 D105.3 - Proximity to building. One or more of the required access routes meeting
this condition shall be located not less than 15 feet (4572 mm) and not greater than 30 feet
(9144 mm) from the building and shall be positioned parallel to one entire side of the
building. The side of the building on which the aerial fire apparatus access road is positioned
shall be approved by the fire code official.

considered at the previous Planning Commission meeting, in which the retail goods establishment
request was denied, and the quick service restaurant was approved.

Add Use Request
The proposed tenant, Tommy Elsten, has since requested to provide more information for the retail
goods component, and for it to be reconsidered.
Mr. Elsten has stated that the retail request is for Volunteer Outfitters, and would carry the brands
