(SUP) to allow the expansion of the Neighborhood Business District (NBD) overlay in

permit to allow 39 multifamily units (100%) with an area less than 700 square feet, where
700 square feet is the minimum required, and only 25% of residential units may have a

redevelopment, and valet services are required if any parking overflow occurs. Truck
loading and unloading are to occur within the designated loading area at all times.

Any substantial increase (20% or more) of the current weekly solid waste tonnage
operation, plus the proposed daily tons per day for the intermodal, will require a revised
traffic analysis and operation plan to the city;
Increase the landscaping buffering along the west side of the property and modify the
proposed west fence for a solid wall similar to the existing wall to the east side of the
property; a counter design from the proposed plans is included as Exhibit “A”;

Seek the potential to permit and construct a rail track pedestrian crossing to facilitate
connectivity between the Tri-rail station and the subject property, site visits indicated
that there is pedestrian activity crossing, see conceptual drawing;
Submit a progress and maintenance report annually to the City Council every June on
all the accepted conditions, improvements, and pending items. The report needs to
include any code and/or building and business license violations status, if any;
The City and the Waste Connection Facilities, or their successors, agree that the parties
shall consider terminating or modifying the solid waste disposal operations from the
Hialeah Campus by 2055 or when the MDC new waste-to-energy facility becomes
operational and solid waste capacity is available, whichever occurs first in time;
No additional Mist Fresheners in the new facility; and
No tarped containers shall remain unsealed overnight. All tarped containers shall be
sealed the same day of arrival.
