I. Call To Order
Chair Caputo called to order the regularly scheduled meeting of the Architectural & Historic
Board of Review of the City of Hudson at 7:30 p.m., in accordance with the Sunshine Laws of
the State of Ohio, O.R.C. Section 121.22.
II. Roll Call

Chair Caputo opened the meeting to public comments for anyone wanting to address the
Board. There were no comments.

Mr. Sugar introduced the application by displaying and describing the elevations and
reviewing the staff comments.
Ms. Rebecca Pantuso, Pantuso Architects, explained the design reasons for the windows,
dormer, and shutters on the front of the house and a willingness to place a shutter on the arch
shaped window on the side and the rear of the house.
The Board, applicant, and staff discussed; shutter placement, typical vs . special windows, the
lack of a transom window above the triple window, and application of copper gutters around
the entire house.

Mr. Sugar introduced the application by displaying a diagram of the project and requesting
information regarding the elevations and distributing the materials plan.
Mr. Shervan Mohan, applicant, discussed the skirting around the house with a
recommendation for Hardi-Board.
The Board, applicant and staff discussed the screening, the trim around the house, the
columns,and siding.

Mr. Sugar introduced the application by displaying and explaining the elevations for this
addition on a corner lot and reviewing the staff comments and revisions made by the
applicant.
Ms. Bridget Tipton, Point B Studios, noted the dormers are being moved in order to lower the
height of the wing, that if the roof is lowered any more it will make the addition unusable, and
noted photos have been uploaded to show the limited visibility of the addition from the street .
The Board, applicant and staff discussed: The size of the proposed addition which is smaller
and lower than the main mass, the definition of a wing, the change of direction making this a
new wing, the materials, window trim, size of the transom windows and the purpose of the
new windows.

Mr. Nate Bailey, Hara Architects, the Board and staff discussed the various possibilities for
windows in the front addition of the house, including a feature window to allow more light to
the foyer.

Mr. Sugar introduced the application by describing and displaying the elevations and
reviewing the staff comments.
Mr. Tony Lunardi, LDA Builders, the Board, and staff, discussed the floor plan which shows
the front door is part of the main mass, the design of the exterior front door area, the
consistent use of the stone on the mass of the house, the differing plains on the rear of the
house, and that the top of the foundation will be level around the house .
Mr. Lunardi also inquired about using stone instead of siding on an inset on the rear of the
house.
The Board, applicant and staff discussed the roof design and noted a line missing on the roof
plan as presented to the Board.

Mr. Sugar introduced the application by describing and displaying the elevations and
reviewing the staff comments.
Mr. Tony Lunardi, LDA Builders, and Mr. Ed Shankes, homeowner, discussed the 5-foot
limit of the front porch design, the possibility of moving the back of the porch wall forward
one foot, that materials will be used consistently around the house, the spacing of the windows
in the rear to allow for the placement of a furniture piece - however this allows only 2-inches
of siding between the window and corner, the possibility of different window sizes that are
closer together, and adding a detail to the gable, and additional porch columns on either side
of the door.

a) The Architectural Design Standards state details must be consistently
applied around each mass and wing. Staff notes shutters are proposed but
would only be located on the front elevation. Revise elevations to apply the
shutters consistently around the house.
b) The Architectural Design Standards state the building shall have a typical
window used for most windows. Staff notes a new window type is
proposed for all windows on the front elevation. Revise elevations to apply
a consistent window type/style around the house.
c) Question if copper gutters would be consistently installed around the
house.
d) The Architectural Design Standards state roofs on projections should
match the roof material of the building (unless both roofs are flat) and to
the extent possible, shall be same kind of roof. Staff notes a flat roof is
proposed for the front porch projection; however, is compatible with the
architectural style of the home.

a) The Architectural Design Standards state that materials used on an open
porch or screen room need not be the same as other materials in the
structure but should be related to materials used in the details of the
structure. Revise elevations to identify all exterior materials.
b) Question if the proposed addition would be enclosed with screening or if is
an open-air structure.
c) The Architectural design standards state all decks and porches without a
perimeter foundation exposing more than eighteen (18) inches between the
facia and the grade must be screened with compatible materials or
landscaping unless a full story is exposed below. Staff recommends skirting
as the design is more substantial than a typical covered deck as it includes
a partial wall and entry.

a) Revise elevations to depict proposed materials for siding, trim, windows,
shingles
b) Submit a full front elevation including the addition
c) The Architectural Design Standards state wings may not be larger or taller
than the main body of the structure. Masses, including wings, are
identifiable by a change in roof height. Staff notes the proposed addition
would create a mass that is larger than the main body of the structure.
Staff recommends lowering the roof height to meet this requirement.
d) The Architectural Design Standards state replacement wall and roof
materials should be blended across a facade (rather than small patch
areas) to ensure compatibility with existing materials. Question how the
patched roof areas would be blended.

a) Revise site plan to depict the inset of the proposed addition.
b) The Architectural Design Standards state that exposed foundations and tie
courses shall be of a consistent material on all elevations. Confirm that the
foundation is consistently applied on all elevations.
c) Staff recommends removing the foyer window to create more balanced
symmetry on the front elevation and centering the closet window.

Submitted by LDA Builders, Inc.
a) The Architectural Design Standards classify this house as a two-story wing
type. The Standards state “This type has a main body and subordinate
wings. The main body is two stories tall and centrally located in the
structure and the front door is located in the main body”. Staff notes the
design makes the front door appear that it is located within a smaller,
separate mass. Recommend enlarging the roof mass to meet this
requirement.
b) The Architectural Design Standards state “ The materials used in any
mass must be applied consistently on that mass on all sides of the
structure”. Staff notes the stone to the right of the front door is applied to
the main mass and would not be applied consistently around the entire
mass.
c) Question if all wall materials end at an inside corner.
d) Recommend the rear mass be inset at the man door at the left elevation to
break up the continuous wall span.
e) Questions if the proposed grade is accurately depicted on the elevations.

New house
Submitted by LDA Builders, Inc.
a) The Architectural Design Standards state projections which extend out
from the mass to which they are attached more than five feet will be
treated as wings. The front face of the main body must sit forward at least
18" from the front face of the wings. Staff notes Bedroom #2 and the
Master Bedroom project 6 feet from the mass. Revise the elevations to
reduce these projections to 5 feet to meet this requirement.
b) Verify the foundation would be consistently applied around each elevation.
c) Revise the rear elevation to bring the Breakfast Room windows closer
together to provide additional separation between the windows and the
corner/trim.
d) Suggest adding a detail in the gable of the rear screened porch such as a
decorative vent.
e) Suggest an additional porch column be added to the front porch.
