I. Call To Order
Chair Caputo called to order the regularly scheduled meeting of the Architectural & Historic Board of Review of
the City of Hudson at 7:30 p.m., in accordance with the Sunshine Laws of the State of Ohio, O.R.C. Section
121.22.
II. Roll Call
Present: 4 - Mr. Caputo, Ms. Kenney, Mr. Ray and Mr. Workley
Absent: 2 - Ms. Marzulla and Mr. Wetzel
III. Public Comment
Chair Caputo opened the meeting for Public Comments. There were no Public Comments.
IV. Consent Applications
A motion was made by Mr. Workley, seconded by Ms. Kenney, to approve the Consent Agenda.
The motion carried by the following vote:
Aye: 4 - Mr. Caputo, Ms. Kenney, Mr. Ray and Mr. Workley

Addition (Master bedroom & Bath)

Mr. Sugar introduced the application by displaying the site plan, and reviewing the staff comments .
Mr. Robert Cogdeill, Roberts Remodeling & Construction, was present for the meeting.
The Board, applicant and staff discussed: The fenestration on the front addition which does meet the standard,
that the siding will be feathered into the siding and the shingles will be replaced on the entire side . Regarding
matching the window, Mr. Cogdeill stated there are existing slider windows, which he is matching.
A motion was made by Ms. Kenney, seconded by Mr. Workley, that this AHBR Application be
approved as amended with feathered in siding, a new roof, and slider windows. The motion
carried by the following vote:

B. AHBR 24-745 72 Aurora St (Historic District)

Mr. Sugar introduced the application by displaying and describing the elevations, reviewing the Secretary of the
Interior's standards and the staff comments.
Mr. Eric Kuczek, Sojourn Architects, LLC, described the polymer fencing and posts for the guardrail that will
match the existing rail size. Mr. Kuczek also stated he will submit the specifications for the materials.
The Board, applicant, and staff discussed: That lattice work is not currently on the structure, having the top rail
material larger, that since the railing is visible from the neighbors wood should be used, that the durability of
aluminum may be a better material for the lattice, that the lattice cut sheet needs to be provided to staff for
approval, and that if the deck is trimmed on the outside the proposed material is acceptable .
Mr. John Ford, homeowner, spoke of the extended roof problem which may be remedied by this solution .
A motion was made by Mr. Workley, seconded by Ms. Kenney, that this AHBR Application be
approved with the following conditions: A cut sheet of the materials be supplied to staff, the top
rail of the lattice location match the top rail of the railing, and an edge detail fascia be installed
on the edge of the decking. The motion carried by the following vote:
Aye: 4 - Mr. Caputo, Ms. Kenney, Mr. Ray and Mr. Workley
VII. Other Business
Mr. Sugar noted a special meeting will take place on July 22, 2024, with the Planning Commission to review the
Comprehensive Plan.
The Board also discussed a special meeting for AHBR to create a check sheet to assist applicants .

A motion was made by Ms. Kenney, seconded by Mr. Workley, that the meeting be adjourned.

a) Staff notes the proposal would move an existing window along the
left side elevation. The new location would not be centered; however,
staff notes it would be along a master bathroom and walk in closet.
b) The Architectural Design Standards state “replacement wall and roof
materials should be blended across a façade (rather than small patch
areas) to ensure compatibility with existing materials”. Verify how
siding will be blended in where the window would be moved.
c) Staff notes the elevations state the new window would match existing;
however, the existing was a double hung window.
d) The Architectural Design Standards state large expanses of blank wall
are to be avoided. Fenestration placement should be at a maximum of
approximately every 12 feet. Question if fenestration should be added
on the right side elevation

B. AHBR 24-745 72 Aurora St (Historic District)

Submitted by Eric Kuczek, Sojourn Architects, LLC
a) Staff notes the proposed work would occur along a building addition
constructed in approximately 2015.
b) The proposal would construct a composite fence and deck board
replacement.
c) Question the height of the proposed lattice and if it should be reduced
to 6 ft as typical of maximum fence height allowance.
d) The Secretary of Interior Standards Preservation Brief related to
additions states the overall work should be compatible to the historic
house. Question if the overall design meets this requirement.
e) The Secretary of Interior Standards Preservation Brief related to
additions states construction materials should be harmonious with
historic building materials. Verify the proposed materials would meet
this requirement.
