Tom Blackmore, Building Inspector, explained the variance requests as follows: CASE #1143 1. Variance Request: Applicant is seeking a Variance Request for a for a 6’ Front-Yard Variance to construct a 13’ x 8’ covered entrance. The property is located at 2111 4th St NE, Jamestown, North Dakota. Jamestown Municipal Code requires a 25’ front-yard setback within an R-1 District. If the variance is approved today, the front-yard setback will be 19’. Blackmore presented the site plan to review once more. The Board of Adjustment approved the side-yard setback for this property at the last meeting held in August. Blackmore stated that uncovered decks or porches can encroach no more than 12’ into the front-yard districts in the requiring districts. There will be about 39’ from covered entrance to the property line. The Designer of this project stated the plan for this covered entrance is to leave entrance open so surrounding property owners are able to see through without limitation. There was no further discussion. Losing asked if there was a motion to approve the variance request. Kilzer made a motion to approve. Seconded by Losing. Roll call. 3 ayes, 0 nays, 1 absent. Motion carried. 2. Chairman Losing adjourned the meeting. 1
