Public Hearing to consider the appeal of R5 Properties LLC, 5632 Kaden Drive, Lancaster, Wisconsin requesting variances to Municipal Zoning Ordinance 455-176E and 455-41A regarding dimensional requirements for a house at 704 S. Harrison St., Lancaster, Wisconsin, in an R-1 Single-Family Residential District. Purpose: The applicant intends to convert an existing apartment in the lower level of the house into a legally compliant rental unit. Two-family homes are allowed with a conditional use permit under R-1 Single-Family Residential zoning. The applicant cannot obtain a conditional use permit without variances.  §455-17E requires lot area of at least 5,000 square feet per dwelling unit (10,000 square feet total). The existing lot is 9,000 square feet. The applicant proposes a variance of 1,000 square feet.  §455-41A requires a driveway at least 10 feet wide for 1- and 2-family dwellings. The existing driveway, which abuts the north property line, is 8 feet wide. The applicant proposes a variance of 2 feet. 4. Close Public Hearing 5.
