Discussion: The application under consideration was submitted on June 3, 2022. If approved, the
preliminary plat will yield two (2) multifamily lots totaling 16.518 acres and two (2) commercial lots
totaling 6.215 acres. The area being platted is fully within the City. The applicant is proposing a
subdivision consisting of a commercial and residential mixed use development. The new development
will also include 1,068 feet of linear street that will be dedicated to the City of Liberty Hill. This new
arterial roadway will be a portion of the County Road 277 realignment once all portions of the new atrial
are built through four independent developments.
Background: The property is currently zoned as a planned Unit Development, ordinance 22-O-02.23-
03, approved by City Council on February 23, 2022.
Water and Wastewater Service: Water and Wastewater will be provided by the City of Liberty Hill
once both are available.
RECOMMENDATIONS:
Staff recommends that the Planning & Zoning Commission recommend approval of the preliminary plat
for Fort Tumbleweed as it has met all the requirements of the Unified Development Code and applicable
regulations.
