Chairman Thompson referred to Ordinance No. 5232, asked for all people in the audience who
planned to give testimony, to stand, and they were sworn in by Myeesha Ayala.
APPROVAL OF MINUTES FROM OCTOBER 19, 2015
It was moved by Board Member Arnold and seconded by Board Member Witten to approve the
minutes as submitted. The motion carried 5-1. Board Member Hamilton was excused absent.

Administrative Citation Appeal Case
Chairman Thompson called for the owner or representative to appear before
the Board and the owner’s Mary Adams and Toliver Adams 149 Alderwood
St, Orange CA, appeared. Staff indicated that as per recent inspection, the
property remains in violation.
It was moved by Board Member Arnold and seconded by Board Member
McCarthy to conclude the hearing, determine that the cited party is the current
owner and responsible party of the subject property located at 1454 Magnolia
Avenue, Long Beach, CA, and the violations listed did exist on the date the

Abandoned Vehicle Notice Appeal Case
Chairman Thompson called for the owner or representative to appear before
the Board and owner Charles Hokanson, 140 Linden Ave, Long Beach, CA
90802, appeared. Staff indicated that as per recent inspection, the property
remains in violation.
It was moved by Board Member Fitzpatrick and seconded by Board Member
McCarthy to continue the hearing to the next schedule meeting. The motion
carried 2-2, Board Member Arnold and Board Member Witten opposed and
request to resume the case at today’s meeting. Chairman Thompson moved
to continue the hearing to the next scheduled meeting of February 22, 2016.
The motion carried 3-2, Board Member Witten and Board Member Arnold
opposed.

Substandard Building Case
Chairman Thompson called for the owner or representative to appear before
the Board and owner’s George T. Kelly 333 W. Broadway, Ste. 214, Long
Beach, CA 90802, Alfonso Ponce De Leon 169 E. Eldridge St, Long
Beach, CA 90807 and Samuel Salmon 333 W. Ocean Blvd, Ste. 214, Long
Beach, CA 90802, appeared. Staff indicated that as per recent inspection,
the property remains in violation.
It was moved by Board Member McCarthy and seconded by Board Member
Fitzpatrick to conclude the Hearing, adopt the findings of the Building Official as
the Board’s findings, determine that the Two Story Single Family Dwelling with
Detached Garage located at 169 Eldridge Street, Long Beach, CA, is
substandard and a public nuisance, and order the owner to demolish or
rehabilitate the structures as per Findings dated January 15, 2016 by March 25,
2016. Also, order the owner’s to maintain the structures in a safe, clean and
secure manner until the demolitions or rehabilitations are complete. The motion

AVENUE, REGINA CHANEY, Owner, Proj. No. CESB223449, Council

Substandard Building Case
Chairman Thompson called for the owner or representative to appear before
the Board and no owner that appeared before the board to represent the
property. Staff indicated that as per recent inspection, the property remains
in violation.
It was moved by Board Member McCarthy and seconded by Board Member
Witten to conclude the Hearing, adopt the findings of the Building Official as the
Board’s findings, determine that the Two Story Single Family Dwelling with
Basement and Detached Garage located at 1491 Atlantic Avenue, Long Beach,
CA, is substandard and a public nuisance, and order the owner to demolish or
rehabilitate the structures as per Findings dated January 15, 2016 by February
25, 2016. Also, order the owner to maintain the structures in a safe, clean, fenced
and secured manner until the demolitions or rehabilitations are complete. The
motion carried unanimously.

Kurt Keating addressed the loss of one of our members of the Board. In addition, he discussed
the change in the time for the hearings to 1:30 p.m.

It was moved by Board Member McCarthy and seconded by Board Member Fitzpatrick that the
hearing be adjourned at 3:38 p.m. The motion carried unanimously.
