Chairman Thompson called the meeting to order at 1:33 p.m.

It was moved by Board member Whitehead and seconded by Board member
Thompson to approve the minutes as submitted.

SUBSTANDARD BUILDING CASE
Chairman Thompson called for the owner or representative to appear on behalf
of the case and Henry Adjanyan 320 W. Temple St., Los Angeles, CA, ;Raymond
Checon,1276 E. Colorado Blvd., Ste. 207, Pasadena CA, Buyer; Rhett Winchell
151 S. El Camino Dr., Beverly Hillls CA, Broker; Ruben Sanchez 1493 N.
Montebello Blvd, Montebello, CA, Broker, all appeared on behalf of the case.
It was the determination of the board to conclude the hearing, adopt the findings
of the Building Official as the Board's findings, determine that the One-Story
Single Family Dwelling located at 1990 Lemon Ave is substandard and a public
nuisance, and order the owner to demolish or rehabilitate the structure as per
Findings dated July 9, 2020 by September 20, 2020. The Board would like the
new owners to return to the Board in 60 days. Also, order the owner to maintain
the structure in a safe, clean and secure manner until the rehabilitation is
complete.
