1. 21-013CH Recommendation to approve a Certificate of Appropriateness request
for the construction of a 482-square-foot one-story rear addition to an
existing single-family residence located at 3548 Lemon Avenue. The
existing single-family residential structure is a contributing structure in
the California Heights Historic District. (District 7)

2. 21-014CH Recommendation to approve a Certificate of Appropriateness to
demolish an existing non-contributing garage located at the rear of the
property and construct a new detached 2,161-square-foot two-story
structure, consisting of a 1,018-square-foot four-car garage with
storage area, and an 1,143-square-foot residential dwelling unit located
on the second floor. The property is addressed as 3215 E Ocean
Boulevard, and the existing primary residence located on the front half
of the lot is a contributing structure to the Bluff Park Historic District.

3. 21-015CH Recommendation to approve a Certificate of Appropriateness to
construct 113-square-foot first floor addition to an existing
non-contributing detached two-car garage and a 565-square-foot
Accessory Dwelling Unit (ADU) above the garage in the rear of the lot.
No changes are proposed to the primary residence at the front of the
lot, which is located at 386 Wisconsin Avenue and is a contributing
structure within the Bluff Heights Historic District. (District 2)
