REGULAR MEETING OF THE HOUSING AUTHORITY OF THE CITY OF MIDDLETOWN November 12, 2024 The Regular Meeting of the Housing Authority of the City of Middletown was held in the conference room at 40 Broad St., on Tuesday, November 12, 2024. Chairman Cacciola called the meeting to order at 5:04 p.m. and called the roll. PRESENT: Phil Cacciola, Chairman; Larry Riley, Commissioner; Brian Gartner, Commissioner ALSO PRESENT: Marie Webster, Assistant Executive Director; Jason Lewellyn, Esq., Christine Juraska, Finance Manager ABSENT: Al Santostefano, Vice Chairman (excused absence); Senova Stone, Commissioner, Commissioner PUBLIC SESSION: None FOLLOW-UP REPORT: None APPROVAL OF MINUTES: Due to abstentions, the minutes of the regular meeting held on October 25, 2024, and the special meeting held on November 4, 2024, were tabled until the next meeting. APPROVAL OF BILLS: On motion by Commissioner riley, seconded by Chairman Cacciola, it was unanimously voted to approve the bills as submitted. ASST. DIRECTOR’S REPORT: The September A/R shows an increase of $622.42 for CONN 9-2, a decrease of $5,439.35 for CONN-3, an increase of 1,849.93 for CONN-4, a decrease of $34.34 for Conn-5, a decrease of $3,071.06 for State Family, and an increase of $68.00 for E-101. There are 842 units in place for Sec. 8 with an average HAP payment of $1,032.34. Ms. Webster informed the board that she has received a draft from the auditor and there are no findings. Ms. Webster is researching possibility of fiber in Sbona Tower. LEGAL ACTION: Atty. Lewellyn reported on the Legal Report of 10/31/24. There were 2 cases opened for October. There was 1 default judgment and one judgment in accordance with stipulation. Regular Meeting Minutes 11/12/24 page 2 MAINTENANCE: The REAC inspection results has determined that there is a deficiency with sprinklers in closets in Sbona Tower regarding the clearance of 18 inches from these sprinklers. This is being remedied by the maintenance department, and we are seeking guidance from the Fire Marshall.
