8.1. Request for a variance of section 2.2.3 for the proposed replacement and expansion of the
garage within the minimum side yard setback located at 406 Wadsworth Street in the R-15
zone. Applicant/Agent: Rachel and Nicholas DeJohn. V2023-7
The property owner stated that during demo for a house remodel the original garage was
preserved but had structural issues. During a wind event the structure failed and collapsed. At
that time they spoke to their architect who suggested that they see if they could get a variance
for a bump out to the rear to make the garage more apt to fit a modern car and still have a bit of
storage. So Mr. DeJohn was present to request a five foot wide five foot deep encroach ment in
the rear of the garage which was already five feet into the side yard as originally constructed in
1950. There is also an architectural eave in the front that has a slight encroachment. Mr.
DeJohn’s neighbor on the side of the expansion spoke. Emanuele Salvatore stated that he had
no objection to the expansion. A vote was taken.

8.2 Request for a variance of section 2.5.3 for the proposed construction of an attached garage
within the minimum side yard setback located at 741 Atkins Street in the R-60 zone.
Applicant/Agent: Kortney and Stephen Nockowski V2023 -8
The property owner spoke about an attached garage project that they would like to pursue.
The existing one car garage has not been functional as a car garage and this new garage
would allow for a car and some storage so they could get rid of a dilapidated shed on the
property. Kortney also talked to the position of the garage being located as proposed because
of the septic in the rear of the home. The encroachment into the side yard would be 9.24 feet.
Commissioner Ficaro asked how far the abutter’s house was from the encroachment. The
homeowner stated that it was well out of the required side yard setback of 20 feet and that it
was her father’s house and he had no objections.

8.3 Request for a variance of section 3.9 for the construction of an addition to a public facility in a
residential zone at 445 Randolph Road in the zone. Applicant/Agent: Paul Pizzo V2023-10
The engineer (Mr. Pizzo) spoke for the South Fire Department and in doing so presented
a roughly 2,380 sft addition with no encroachments. Due to the fact that a public utility
buildings are not permitted in residential zones and the fire house pre dated that regulation it
is necessary for a variance. So for the operational needs of the fire house this expansion is
needed.
