7.1 Adoption of the 2024 Regular Meeting Schedule
It was noted that the July 4, 2024 meeting should be moved to Thursday July 11, 2024. Also
noted was the adopted start time of the meetings as 5:30PM

8. Public Hearing
8.1. Request for a variance of section 2.5.3 for the proposed addition of a detached 24 ft. by 24 ft.
two-car garage within the minimum backyard setback located at 239 Dripps Road in the R-60
zone. Applicant/Agent: James Klimas. V2023-5
The property owner stated that he was proposing a two car garage in this location because his
septic and well would not allow it in a conforming area. Also he stated that on this property the
ground is primarily ledge. These facts created his hardship. With a growing family and the need
for more storage he would like the two car garage structure.
The Commission asked staff if there were and additional information. Staff confirmed the
septic and well issues and the fact that ledge is very prominent on that lot.

8.2 Request for a variance of section 2.1.3 for the proposed addition of a deck to rear of the house
within the minimum backyard setback located at 70 Bielefield Road in the RPZ zone.
Applicant/Agent: Adam Hayn. V2023 -11
The property owner spoke about a proposed deck in the rear of his home. His previous deck
aged and collapsed so he wanted to replace that deck. One major factor for the deck is that it
supplies the second means of egress for his kitchen and one of the bedrooms. The owner
stated that his lot was undersized and had an odd angled rear property line making any
addition to the rear of the house non-conforming. Also do to this lot size the house itself was
non-conforming. This lot size and rear lot line created his hardship.
Staff added that this lot was the smallest in the area and confirmed that the house was non-
conforming due to the angled rear lot line.
