The Mission Hills Board of Zoning Appeals (BZA) provides that the BZA shall determine whether or not an ARB
decision was reasonable based upon the evidence presented to the ARB and the record of the ARB proceedings.
Testimony at the BZA hearing will be limited to a discussion of the evidence presented to the ARB. No new
evidence will be considered.
#1 Vince Rook 2002 W 69th Terrace
The Rooks are returning to the ARB with changes to their previously approved project.
Summary of Property:

Summary of Project:
Mr. Rook was previously approved for an interior remodel that included replacing multiple windows and
doors. At the rear of the house, a new clearstory window was being added over an existing large clear-
view window. He is now proposing to omit the clearstory windows and replace the clearview window with
a quad sliding door.
The original project also included the removal of a triple sliding glass door and window in an adjacent
wing.
Ordinance Compliance:
There are no conflicts between the proposed project and the City of Mission Hills Code of Ordinances.
Design Guideline Review:
There are no conflicts between the proposed project and the City of Mission Hills Design Guidelines.

#2 Taylor & Lisa Simmermon 1900 West 70th Terrace
The Simmermons are proposing to add copper fence post caps with LED lights to a recently installed
fence.
Summary of Property:

Summary of Project:
The installed fence is a pre-approved style so it was not presented to the ARB. The addition of the
lighted caps requires ARB review.

#3 Dr. McNamara 6320 Aberdeen Road
Dr. McNamara is proposing to replace his existing roof with a new faux cedar shake roof.

Summary of Project:
The proposed roofing material is Davinci’s Bellaforte Shake using the Mountain color blend.
Ordinance Compliance:

Design Guideline Review:
The design guidelines generally discourage the use of synthetic materials. Discussion is
recommended.

#4 Bill & Kelly Martucci 3216 West 69th Street
The Martuccis are returning to the ARB to present their landscape plan as required and changes to their
project.
Summary of Property:
• Character Area: Neighborhood Estates (Transitional)
• Location of Common Green Space: Front
• Any Special Frontages: None
Summary of Project:
The landscape plan provides for dense landscaping at the perimeter of the rear and side yards in addition
to plantings near the house. The front yard has been kept as an open vista as recommended by the
Design Guidelines.
One significant change from the previously approved hardscape plan is the introduction of a new wall
between the main patio and the sport court. The wall is brick with a limestone cap and stands 20 inches
tall. A firepit is incorporated into the wall. The new wall will provide a transition point between the patio
and the sport court which is covered with a composite sport court material. A sample of the court material
will be available at the meeting.
Another change is the front walkway. The original approved drawings indicated a freeform walkway. The
current proposal changes the walkway to a more rectilinear design.
The driveway has also been modified. Previously the driveway maintained a 12 foot width from the street
back to the auto-court. The current proposal widens the driveway from 12 feet to 20 feet. The widening
begins 30 feet from the back of curb. At the rear of the house, the driveway is being extended an
additional 10 feet behind the garage.
In addition to the hardscape and landscape plans, the Martuccis are also requesting a modification to
their front door. On the original approved drawings, the front door included a small transom over both the
doors and the sidelights. The Martuccis are now proposing a taller door and sidelights and eliminating
the transom windows.
Ordinance Compliance:
There are no conflicts between the proposed project and the City’s Code of Ordinances.
Design Guideline Review:
Section 2.7.2 B 2 on page 103 of the Design Guidelines states that direct drives may transition to wider
drives provided they are no more than 12 feet wide for the first 30 feet behind the curb. This
recommendation has been met.

#5 Alexander & Michelle Chiu 3838 West 64th Street
The Chius are proposing a new second story addition at the rear of their home.
Summary of Property:

Summary of Project:
The new addition is to be constructed over the top of an existing covered porch and an existing first floor
area with an existing flat roof. All materials and detailing are to match the existing home.
The end of the new addition sits atop the covered porch and is detailed with a gabled end. The remainder
of the new second floor is directly in line with the first floor below. The rear wall of the house will extend
as a single plane up to a new mansard roof. A small offset allows the mansard roof to transition into the

gabled end. The flat portion of the roof allows for existing 3 floor dormers to be unobstructed. The
gabled end helps to hide the flat roof area from the neighboring views.

There are no conflicts between the proposed project and the City of Mission Hills Code of Ordinances.

There are no conflicts between the proposed project and the City of Mission Hills Design Guidelines.

#6 Matt & Kristen Holton 5828 Pembroke Court
The Holtons are proposing extensive cosmetic modifications to their home.
Summary of Property:

Summary of Project:
At the front of the house, all the first floor double-hung windows will be replaced with new archtop
casement windows. A new gable with an oculus window will be added to the existing roof over the front
door.
At the south (left) side of the house an additional first floor window will be replaced with an archtop
casement to match the windows at the front of the house.
At the rear of the house, the windows in a dormer at the south end of the house will be replaced. The
siding on the dormer will also be changed to stucco. Additional windows will be replaced at both floors.
On the north (right) side of the house, two new oculus style windows are proposed
The home has multiple 1-story wings with flat roofs and balustrades. All the balustrades will be changed
to have a Chippendale style railing with new finials at major posts.
At the roof, the existing balustrade will be removed and the ridge line extended to match the height. Two
new false chimneys will be constructed at each end of the main ridge. The chimneys will be clad in thin
brick and detailed to match existing chimneys. The roofing material will be changed to either natural slate
or DaVinci faux slate.
Ordinance Compliance:
There are no conflicts between the proposed project and the City of Mission Hills Code of Ordinances.
