The Planning Commission encourages public participation, and invites you to share your views on City business that falls within its purview. MEETINGS: Regular Meetings of the Planning Commission are held on the first Wednesday following the second Tuesday of each month at 7:30 PM in the City Council Chambers. MATTERS ON THE AGENDA: If you wish to address the Planning Commission on a matter on the agenda, please wait until the Chair opens the public hearing or calls for public comment on that matter. For public hearings and appeals, the applicant is invited to speak first, followed by those who support the project, then those who have concerns or oppose the project. The applicant is then given the opportunity to rebut. Appellants will be afforded the same opportunities as applicants. AGENDA ITEMS: The Agenda contains the regular order of business of the Planning Commission. Items on the Agenda have generally been reviewed and investigated by the City Staff in advance of the meeting so that the Planning Commission can be fully informed about a matter before making its decision. PUBLIC HEARINGS PH-1 Tentative Parcel Map No. 085171; TPM2026-0001 394 North Magnolia Avenue, EGL Associates (Sheila Harajanto), Applicant Request: Applicant is requesting a Tentative Parcel Map to merge an existing 6,750 square-foot residential parcel with an adjacent 2,000 square-foot residential parcel, resulting in one parcel totaling approximately 8,750 square feet. Together, the two properties are developed with a single-family residence, a detached two-car garage, and a guest house. The subject properties are located in the RL (Residential Low Density) zone. Determine that the project is Categorically Exempt (Class 5 and 15) pursuant to the California Environmental Quality Act (CEQA). Recommendation: Approve with conditions PH-2 Tentative Tract Map No. 85208; TTM2026-0002 1219 South Magnolia Avenue, Feng Xiao Architect, Inc. (Feng Xiao), Applicant Request: Applicant is requesting a Tentative Tract Map to subdivide one lot into 6 airspace condominium units, in conjunction with a proposed 6‑unit, two‑story residential condominium project. The property is located in the RH (Residential High Density) zone. Determine that the project is Categorically Exempt (Class 32) pursuant to the California Environmental Quality Act (CEQA).
