CALL TO ORDER AND INVOCATION: The Chairman Called the Meeting to order
MINUTES – December Minutes were corrected to clarify the motion for Lennar Coastal
Carolinas applications and were approved as corrected.
COMMUNICATIONS None
The secretary swore in those on the agenda.
OLD BUSINESS:
A. VARIANCE #V01-18: Mr. James Jones has made application for a variance of 5 feet
from the required 25 foot front yard setback in the R-1(Single Family Residential) district
at 2404 Wiley Drive.
Mr. Jones stated that he wants to protect his vehicles from damage cause by Gum trees.
STAFF REPORT:
Mr. Caldwell reported for the staff.
Mr. Terrell asked Mr. Jones why he could not build the carport in the back. Mr. Jones
stated that it would not work with the new addition to the house.
Mr. Terrell stated that he did not see a hardship. Mr. Moore called for a motion. The
motion to deny was mad by Ms. Braswell and seconded by Mr. Terrell. The motion
passed 4-0.
B. VARIANCE #V02-18: Mr. Richard Hester, Jr. has made an application for a
variance of 5 feet from the required 25 foot front yard setback in the R-1 (Single-family
Residential) district at 404 33rd Avenue North.
STAFF REPORT: Mr. Caldwell reported for the staff.
The Board discussed the issue. The Chairman called for a motion. The motion to deny the
variance because no hardship has been shown was made by Mr. Terrell and seconded by
Ms. Lover. The motion to deny passed 5-0.
C. VARIANCE #V02-18: Mr. Richard Hester, Jr. has made application for a variance
of 5 feet from the required 25 foot front yard setback in the R-1( Single Family
Residential) district at 404 33 Ave North
Mr. Hester stated that they want to open the front of their house which is elevated and
park underneath. They need to relocate the steps. After talking to the builder they only
need 1 foot variance.
Mr. Terrell asked if he could not put the steps on the side. Mr. Hester stated that that
would not work.
STAFF REPORT: Mr. Caldwell presented the report for the staff.
The Board discussed the issue. Mr. Moore called for a motion. The motion to deny the
variance request because no hardship has been shown was made by Mr. Terrell and
seconded by Ms. Braswell. The motion to deny passed 4-0.
D. VARIANCE #V03-18: Nations Homes has made application for a variance to
remove a tree in excess of the 24-inch caliper measurement that is protected by the
ordinance at 701 Tradewinds Court.
Mr. Lesko stated that the tree is a water oak but is in the way but they are happy to
mitigate the tree elsewhere. He is aware of the ordinance requirements.
STAFF REPORT: Mr. Caldwell reported for the staff.
The Chairman called for a motion. The motion to grant the request and require 15”
replacement with another type of oak or payment into the tree bank was made by Ms.
Lover and seconded by Ms. Braswell. The motion passed 4-0.
E. SPECIAL EXCEPTION #SE1-18: DDC Engineers has made an application for a
special exception to develop an amenities area in a residential subdivision in the R-2A
(Mid Rise Multifamily Residential) district in Park Point Subdivision.
The Board discussed the issue and granted the special exception. Motion made by
Ms. Lover because the special exception complies with all the standards.
The motion was seconded by Mr. Terrell. Motion passed 4-0.
The meeting adjourned at 5:42 p.m.
