MINUTES OF The August 21, 2019 REGULAR MEETING of the ARCHITECTURAL REVIEW BOARD (ARB) Nyack Village Hall 9 N. Broadway Nyack, New York Call to Order: 7:00 pm Present: Maggie McManus, Chairperson, Maren Robertson, Member, Gemini Watanabe, Member, Donald Yacopino, Chief Building Inspector Absent: Toma Holley, Member, Laura Rothchild, Member Application(s) Taken In Order Of Agenda: (1) Application: 116A Main St., application for 2 parallel signs and awnings. Building Inspector Review: Proposal complies with zoning requirements except that only store name can appear on awning valence. Board Review Based Upon: The application, Building Inspector Review, Testimony of applicant/representative, Dimitri and George Karampimperis, ARB members’ site visit/knowledge of site, consideration of public comment, if any. Board Findings: Public Comment: none Member Robertson motioned to close public portion, seconded by chairperson McManus; by vote of: 3-0 to approve.  Motion by Chair McManus to accept the application on the condition that the applicant submit via email to the Building Department (1) specific and detailed dimensions of the sign and awning, lettering on the sign, ht. of awning from the sidewalk minimum of 7 ft. (2) address removed from awning; Submitted revised sign dimensions will require 2 ARB members to review and give final approval. Per applicant, parallel signs will be painted on existing signs and assured Board that the signs would be professionally and properly executed; seconded by member Robertson, by vote of: 3-0 to approve. (2) Application: 79 S. Broadway, application for perpendicular sign Building Inspector Review: Proposal complies with zoning requirements. Bottom of sign must be a minimum of 8’ from the sidewalk. Property is in DMU-1 zoning district. Board Review Based Upon: The application, Building Inspector Review, Testimony of applicant/representative, Marcella Mazzeo, ARB members’ site visit/knowledge of site, consideration of public comment, if any. Board Findings: Public Comment: no public Motion by Member Robertson to accept the application as submitted. Board recommends (1) matte finish on sign (2) bold lettering used for name of store; seconded by member McManus, by vote of: 3-0 to approve. Meeting adjourned: 7:35 pm
