Architectural Review Board June 15, 2022 Minutes pg. 1 Meeting called to order = 7:11pm Present: Greg Healey Acting Chair Laurie Steinhorst Member Scott O’Neill Member Manny Carmona Building Inspector Walter Sevastian Village Attorney 1. 140 Main Street. Juicy Bites. Application for signage. Application presented by: Foley signs. Requesting new perpendicular hanging sign and window graphic. Board discussion: Hanging sign uses existing bracket, and is approximately same size as previous tenant sign. Window graphic sign is less than maximum 50% window coverage. Colors and materials are acceptable. Public Comment: None Closed on motion by member Healey, 2nd member Steinhorst, approved by vote 3-0 Conclusion: Application is approved as presented for: Item 1: hanging sign Motion by member Healey, 2nd by member Steinhorst. Application presented by: Hispana Sign. Requesting new illuminated channel sign. Architectural Review Board June 15, 2022 Minutes pg. 2 Board discussion: Sign as proposed would be mounted in 2 sections; 1 lightbox mounted to brick façade, 1 channel letter sign on raceway, with letters illuminated. Internal illumination is permitted in this zoning area. The ‘SMOKE SHOP’ portion of the signage as proposed would not fit entirely on the brick as it is larger than the available space, and thusly would cover part of the roofing trim as well as hang down over the window. The members of the board objected to the signs size, and asked that it be resized and/or reshaped to fit entirely on the brick area only; either above the window or to the left of the window. Another option we suggested would be to change it to a window sign. Public Comment: None Public comment remains open Conclusion: Application is not approved as presented. Board requested applicant re apply with changes as described. 3. 84 Main Street. The Breakfast & Burger Club. Application for an awning. Application presented by: Mersina Ocampo, Owner. Requesting permit to install new awning on front of building. Board discussion: Previous tenant had awning in same location. New awning would use existing brackets. Awning will have white lettering with restaurant name on front vertical portion of fabric. Fabric color is black. Awning falls within required size limitations. Application presented by: Kier Levesque, architect. Applicant seeks approval for brackets, siding replacement and new windows which were not adequately presented in last meeting. Board discussion: Revised drawings show window and brackets adequately. Siding will be re-used where possible. New siding will be used on extended back dormer. Sample provided for color match, which will be a different shade as it is new, but is acceptable, since it is not visible from the street. Application for exterior alterations. Application presented by: Nadav hershko, Owner. Applicant seeks approval for changing single door to double door and removal of window trim. Board discussion: *NOTE: Alterations being requested in this application have already been completed. Current building permit does not cover items in this application. Building previously had double door in different location, which was changed to single door. Previous single door was removed, brick and casement opening widened, to accommodate new double door. Window frames are now black, additional window trim was removed. Public Comment: No public comment Closed on motion by member Healey, 2nd member O’Neill;, approved by vote 3-0 Conclusion: Board feels new double door is acceptable and new black window frames look good. Board reminded applicant to apply for changes and come before board before making changes. Application is approved as presented. Motion by member Healey, 2nd by member O’Neill. Approved by 3-0 vote 7. 273 Main Street (new address 7 S. Highland). Gateway Lofts. Preliminary meeting for temporary signage. *Note: 7 S. Highland discussion is preliminary only. Application was added on day of meeting, well under the required advance notice period. Thus, the application will be considered at the next meeting. No opinions or decisions at this meeting regarding this application are binding. Applicant understands any takeaways are ‘at risk’ to the applicant. Application presented by: Elan Sasson. Applicant seeks permission for 3 ‘temporary’ banners announcing opening and rental availability. Architectural Review Board June 15, 2022 Minutes pg. 5 Board discussion: Material and banner sizes reviewed. Size of the 3 banners far exceeds allowable 24 sq ft allowance. (284.5 sq ft in total as presented) Applicant is requesting 6 month term for temporary banners. Allowable timeframe is 3 months. No public comment period. Public will be heard at next meeting. Conclusion: No conclusion, no motion. Applicant required to return next month. Board feels large banner on Main St side is excessively large and does not need all of the verbiage as presented. Board recommends reducing size of this banner and removing text and possibly sketch of building. Applicant is asked to adjust and resubmit application for next month’s meeting. Adjournment 8:05pm
