Architectural Review Board May 15, 2024 Minutes pg. 1 Meeting location: Nyack Village Hall Meeting called to order = 7:02pm Present: Greg Healey Chair Laurie Steinhorst Member Scott O’Neill Member Manny Carmona Building Inspector Dennis Michaels Village Attorney 1. 21 North Broadway. DPNB Pasta and Provisions. Application for an awning. Application presented by: Tony Scotto Board discussion: Applicant seeking to add awning to storefront. Awning to be mounted below existing sign. New mounting equipment to be used. Reason is to block sun for store patrons. Public Comment: None Conclusion: Application approved as submitted. Motion by member Healey, 2nd by member Steinhorst. Approved by 3-0 vote. 2. 14 South Broadway. Denker Properties. Seeking amendment to previously approved application Application presented by: Marcy Denker Board discussion: Amendment changes northern door / wall to straight, vs bump in as previously approved. New door and wall in line with existing wall / same footprint. Decoration above doors to be raised panel or similar. Public Comment: None Conclusion: Application approved as submitted. Application to renovate existing sunroom and add new deck and stairs at rear of house. Application presented by: Meg Fowler &Seth Glasser. Board discussion: Applicant wishes to change sunroom into 3 to 4 season porch. Changing windows in sunroom as well as east side of house. Adding door to sunroom on south side to proposed deck. Fence on west side of deck to be raised to code. Deck includes stairs on south end down to patio. ARB stipulated the board has no authority over proposed wood stoveand/or pizza oven. Public Comment: None Conclusion: Application approved as submitted. Motion by member Healey, 2nd by member Steinhorst. Approved by 3-0 vote. 4. 23 Summit Street. ASAP Windows. Application to change 15 windows. Application presented by: Favia & Leo Harmony Board discussion: Application is to replace approx. 15 windows in the house. Work is partially completed, and all windows have been purchased.The applicant is planning to add severalcasement windows to replace existing double-hung windows on the house. Specifically, on the eastside, the large window to be added is a triplewindow unit with 2 casement windows on each side of a large picture window. The applicant also proposed 2 narrow casement windows on a bump-out on the west side of the home. The Board feels that the windows in the house should all be consistent in style and matchthe existing character of the house with double-hungwindows. Board member O’Neill proposed a compromise to add a simulated check rail to all the proposed casement windows to achieve the look of a double-hung windows. Public Comment: None Conclusion: Application approved with condition that all casement windows installed are to have a simulated check- rail to simulate a double-hung window. Application for window alterations in rear of house. Application presented by: Elizabeth Parks Board discussion: Applicant seeking to replace windows and remove 1 door and replace 1 door. Removed door to be covered with existing siding. New windows to be shorter / moved up. Panel below windows to be PVC panel painted to match. Replacing existing storm & exterior door with single solid wood core door. Applicant and board agreed that recently added A/C units should be covered / hidden from view. It was noted, house is easily visible from High Ave. Public Comment: None Conclusion: Application approved with condition that A/C units have camouflage and/or greenery added to hide from view. Motion by member Healey, 2nd by member Steinhorst. Approved by 3-0 vote. 6. 44 Summit Street. MVP Style and Design. Application to build deck in rear of house. Application presented by: Greg Plaisert Board discussion: Applicant provided schematic layout and photos of materials for project. New deck to be width of rear / west face of building, with small set in on sides. Railing similar style as on front of house, but new deck railings to be stained and kept wood color (stained cedar) Small existing exit at rear door to be removed and new deck constructed. Deck to have new footings. All new construction. Public Comment: None Conclusion: Application approved as submitted. Motion by member Healey, 2nd by member O’Neill. Approved by 3-0 vote. Application presented by: Daria Tutko Board discussion: Applicant seeking to remove existing 2 store entryways, remove awning, and construct new 2 entry storefront. New designmoves entry and storefront in line with and adjacent to sidewalk. Board member Healey raised concern over having entire storefront from ground up stucco with no transition or feature (cornice or similar).Applicant representative noted store(s) would eventually have sign(s) above entryway (to be presented at a later time) Public Comment: None Conclusion: Application approved as submitted. Motion by member Healey, 2nd by member Steinhorst. Approved by 3-0 vote.
