Architectural Review Board April 17, 2024 Minutes pg. 1 Meeting location: Nyack Village Hall Meeting called to order = 7:00pm Present: Scott O’Neill Acting Chair Laurie Steinhorst Member Mary Adler Member Manny Carmona Chief Building Inspector Dennis Michaels Village Attorney 1. 23 Route 59. Resubmission of application to construct new building for the purpose or retail/warehouse. Application presented by: Mark Iodice, Owner. Board discussion: The applicant explained that due to deaths in the family, too much time had passed since the original ARB approval for this project and had to resubmit for a new approval. The applicant told the board that no changes had been made to the project since the original approval from the ARB and planning board in 2021. Public Comment: No public comment. Conclusion: Application is approved as presented. Motion by member O’Neill, 2nd by member Steinhorst. Approved by 3-0 vote. 2. 14 South Broadway. Application for exterior alterations and signage. Application presented by: Marcy Denker & Julia Dillon, Owner & Tenant Board discussion: The applicant presented the project and told the board that the front panels below the windows were going to change from stucco to Azek (PVC) material. Member Adler told the applicant to beware of Azek material because she had to replace the Azek on her house due to Architectural Review Board April 17, 2024 Minutes pg. 2 warping. The applicant noted it and said the material would be professionally installed up to the company’s standards. The applicant also presented new signage for the 2 storefronts with new lighting. The board requested specifications for the new light fixtures which the applicant did not provide. After discussion, the board approved an “outdoor LED light bar for signage in a dark metallic finish”. Public Comment: No public comment Conclusion: Application is approved as presented with the acceptance of an outdoor LED light bar for signage in a dark metallic finish. Motion by member O’Neill, 2nd by member Steinhorst. Approved by 3-0 vote. 3. 15 North Franklin. Application for exterior alterations. Application presented by: Matt Hudson, owner. Board discussion: The applicant presented the project to enclose an existing side porch to increase livable space on the first floor. All materials to match the existing house. The owner intends to repurpose two existing side windows. The board proposed to relocate one of the existing side windows to the new front window location to keep the front facade consistent. Public Comment: No public comment Conclusion: Application is approved as presented. Motion by member O’Neill, 2nd by member Steinhorst. Approved by 3-0 vote.
