Architectural Review Board April 16, 2025 Minutes pg. 1 Meeting location: Nyack Village Hall Meeting called to order = 7:00pm Present: Scott O’Neill Acting Chair Tim Mills Member Mary Adler Member Manny Carmona Chief Building Inspector Dennis Michaels Village Attorney 1. 42 Burd Street. Gisondi Family Partnership. Seeking reapproval of an application for an addition and conversion from an office building to a 4-unit residential building. Application presented by: Eric Cappon Board discussion: The applicant is seeking reapproval for an application that was approved in May of 2023. The applicant told the board that no changes had been made to the project since the original approval of the ARB and planning board in 2023. The board granted a 1-year approval from 4/16/25 to 4/15/26. Public Comment: No public comment. Conclusion: Application is approved as presented. Motion by member O’Neill, 2nd by member Mills. Approved by 3-0 vote. 2. 161 Main Street. Riverview Accounting Partners. Application for signage. Application presented by: Robin Foley, Foley Signs Inc. Board discussion: The applicant presented the project. The applicant explained the hanging sign would reuse the existing metal bracket and showed renderings of the new window lettering. Motion by member O’Neill, 2nd by member Mills. Approved by 3-0 vote. 3. 5 Crosby Street. Stevenson Durandisse. Application for the construction of an addition. Application presented by: No representative for this project was present at the meeting. Board discussion: The public hearing for this application will remain open until the next ARB meeting on May 21, 2025. Public Comment: No public comment Conclusion: Public hearing to remain open until the next ARB Meeting. 4. 52 Jefferson Street. Dorothea Erichsen. Seeking amendment to previously approved application for detached garage height of 17.8 feet to be increased to 19.2 feet. Application presented by: Dorothea Erichsen, Owner. Board discussion: The applicant is seeking reapproval for an application that was approved in May of 2024. The applicant explained that her architect had made a mistake with the height measurement of the garage. The height was supposed to be 19.2’ and not 17.8’, which was previously presented. No aesthetic changes have been made to the project except for the height increase. This application needs re-approval from the ZBA as well. Public Comment: No public comment. Conclusion: Application is approved as presented. Motion by member O’Neill, 2nd by member Adler.
