Greater New Bethel Missionary Baptist Church of Ocala, FL, Inc./ SE22-45033; Page 1 of 2 Board of Adjustment Minutes December 19, 2022 Attachments: SE22-45033 Staff Report Case Map Aerial Map Preliminary Site Plan Property Survey Ms. Madraveren displayed maps and various photos of the property and adjacent properties while providing staff comments and the findings of fact. RESULT: APPROVED MOVER: William R. Futch SECONDER: Rusty Juergens AYE: Futch, Vice Chair Hartley, Juergens and Magamoll ABSENT: Chairperson Johnson EXCUSED: Carrasco 5. Comments Ms. Tania Hanks, 6968 SW 52nd Court, Ocala, FL, stated Mr. David King is the project architect, and the hired contractor is Bentley Pinder Construction. She requested the Board approve the special exception. Mr. William R. Futch noted a discrepancy in the Star Banner. Ms. Angela Killins, PO Box 854, Ocala, FL 34478, stated she is representing the deceased adjacent property owner named Ms. Lois Smith. She expressed concern regarding the increased noise and traffic impacts. Furthermore, she added the property is located on 4th Place. Mr. James Hartley asked if the church service causes traffic impacts in the neighborhood. Ms. Angela Killins responded no. Ms. Tania Hanks stated the property is surrounded by a heavily wooded area. The church operations do not cause traffic impacts; and the property has onsite parking. The applicant is in negotiations to purchase an adjacent City owned lot to increase parking. The goal is to equip the church to better serve the community. 6. Next Meeting: January 16, 2023 is a holiday; propose January 23, 2023 as alternate. 7. Adjournment The meeting adjourned at 5:52 pm. The Ocala City Hall Zoning Board of Adjustment (BOA) is a quasi-judicial board 110 SE Watula Avenue that meets once a month to hear and decide only such special Second Floor - Council Chambers exceptions, variance, and appeals of the building official, as the Ocala, Florida BOA is specifically authorized to pass upon by the terms of the https://www.ocalafl.org/meetings code and shall decide such questions as are involved in determining whether special exceptions should be granted. It Time shall grant approvals with such conditions and safeguards as are 5:30 PM appropriate under the code and shall denial when not in harmony with the purpose, intent and requirements of the code.
