(SBL#161.00-3-27.3 and a 30 foot wide portion of SBL#161.00-3-27.2). Brandon Block is requesting Preliminary Plat Plan Approval. This is a Preliminary Plat Plan Public Hearing. REGULAR BUSINESS: 1. Buffalo Bills Stadium Rezoning - Planning Board to give a recommendation to the Town Board regarding the proposed establishment of a Stadium Mixed-Use Zoning District, and the Rezoning of 282+/-acres to the stated SMU zoning designation. A Public Hearing will be held at the Town Board on December 17, 2025. 2. P.B. File #19-24, “Birdsong Part 2”, proposed 51-Lot Subdivision, located at the terminus of Rock Dove Lane, Zoned R-1 (SBL#s 173.11-1-15, 173.11-1-16, 173.02-1-2, 173.02-1-3). Applicant has made a request to clear trees on the property. 2. P.B. File #29-25, 3847 Southwestern Boulevard, located on the south side of Southwestern Boulevard, west of Drive 5, “Prohibition 2020” Zoned DR-2. Benjamin Bell is seeking permission to install an awning over his already-existing patio. (SBL#161.00-5-18). CONCEPT REVIEW: No action will be taken 1. P.B. File #28-25, BaMarco Development LLC, V/L Bentley Dr. (private), Zoned R-4. Applicant is seeking to construct 23 new one-story townhome units within a series of one (1), three (3) unit and five (5), four (4) unit townhome buildings. (SBL# 161.70-1-15). This project will require ZBA approval. 2. P.B. File #32-25, Rezoning Request, Northwest Corner of Orchard Park Road and Hart Place, Zoned B-4. Bammel Architects, representing owner Daniel Blake, seeks to rezone the west portion of the property from B-4 to R-2 for the purpose of building a new single-family residence. Applicant also seeks to add a new accessory garage structure, with a new proposed drive connecting to Hart Place. (SBL #152.20-2-26, 152.20-2-25). Planning Board to provide feedback.
