TOWN OF ORCHARD PARK – ZONING BOARD OF APPEALS AGENDA FOR November 18, 2025 NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Town of Orchard Park, New York will hold a Public Hearing on Tuesday, the 18th of November, 2025 at 7:00 P.M. in the Orchard Park Community Activity Center, 4520 California Road, in said Town, in the matter of the following appeals: MEMBERS: Work session starts at 6:30 P.M. (Members please be prompt.) NEW BUSINESS 1 ZBA File #57-25, Nicholas Metro, 4355 Abbott Road, Zoned R-3, SBL# 172.05-1-32, (Part of Farm Lot 39, Township 9, Range 7). Requests an Area Variance to construct a 30 foot x 52 foot garage with an attached 30 foot x 10 foot car port which will create a Dominating Accessory Use Area. Accessory Use Area shall not dominate Principal Use Area, §144-5B, Terms Defined. Note: Existing shed and garage to be removed. 2 ZBA File#58-25, Erin Paris, 22 Redbrick Road, Zoned R-1, SBL# 186.05-4-9, (Sub Lot 70, Map Cover 3190). Requests an Area Variance to construct an approximately 24 foot x 42 foot addition to the south side of existing home. The proposed addition will create a 52 foot front set back. Minimum front setback for this R-1 lot is 60 feet, §144-9B, Supplemental Schedule of Height, Lot, Yard & Bulk Regulations. 3 ZBA File #59-25, James Daurelio, 75 Scattertree Lane, Zoned R-1, SBL# 173.18-1-20, (Sub Lot 20, Map Cover 2377). Requests two Area Variances for a 5 foot side and a 5 foot rear setback to construct a 12 foot x 10 foot shed. Minimum side set back is 15 feet and minimum rear set back is 15 feet for accessory structures in this R-1 zone. §144 Attachment 14, Schedule of Height, Lot, Yard, and Bulk Regulations.
