ORLEANS BOARD OF ADJUSTMENT PUBLIC HEARING NOTICE ON REQUEST FOR LEFT SIDE YARD VARIANCE AT 13025 253rd AVENUE, ORLEANS, IOWA Pursuant to the Requirements of Section 21.3 of the Orleans 2017 Zoning Ordinance the Board of Adjustment will conduct a public hearing for a requested variance from the City of Orleans Zoning Ordinance made by applicant Terry and Sue Van Maanen on behalf of Terry and Susan Van Maanen Living Trust. The property is commonly known as 13025 253rd Avenue, Orleans, Iowa. The brief tax legal description is LOT 53 REPLAT INWOOD PARK, and the parcel number is 03-27-101-002. The property is zoned R-1 Lakeshore Residential District. The zoning Board of Adjustment hearing will be held on Thursday, June 20, 2024, at 5:00 p.m. at the City of Orleans City Hall, 13880 253rd Avenue, Orleans, Iowa. The applicants want to add an egress window to the south side of the house and into the required left side yard setback. Section 6.5. of the zoning ordinance requires a minimum side yard setback of five feet (5’). Applicants are requesting a variance to allow for a left side yard setback of two feet three inches (2’-3”) from the south property line for an egress window.
