Chairwoman Kathryn Soderberg opened the meeting and introduced the members of the
Board.

Manager Pierpont presented the application of Ms. Terri Straub, 1064 Hunter Avenue,
166.44-1-25, for a variance to allow the extension of a house with an existing sideyard of
5.58 feet where 10 feet are required.

The Board reserved decision.

Manager Pierpont presented the application of Ms. Madison Lee, 435 Highbrook Avenue,
163.76-2-20, for a variance to allow the extension of a house with a street setback of
33.25 feet where 35 feet are required and for a lot area of 9,375 square feet where 10,000
feet are required.
John Woodruff, RA appeared before the Board to present the application. He explained
that this was a previously approved application.

The Board reserved decision.

Manager Pierpont presented the application of Margaret Cody & Neil Nagarajan, 982
Grant Avenue, 166.44-1-52, for a variance to allow the extension of a house with a street
setback of 34.8 feet where 35 feet are required, and for a special permit to allow the
addition of a house greater than 500 square feet.
Paula Tomisaki, RA appeared before the Board to explain the proposed addition, A/C and
lighting were discussed.

The Board reserved decision.

The Board considered the application of Ms. Terri Straub, 1064 Hunter Avenue, 166.44-
1-25, for a variance to allow the extension of a house with an existing sideyard of 5.58
feet where 10 feet are required.
After discussion, and upon motion duly made and seconded, it was unanimously resolved
that
WHEREAS, there are special circumstances and conditions applying to this building and
land which do not apply generally to the land and buildings in the neighborhood and have
not resulted from any act of the applicant subsequent to the adoption of the regulations
appealed; and
WHEREAS, the circumstances and conditions are such that the particular applications of
the conditions of the zoning ordinance would deprive the applicant of the reasonable use
of the land and building; and
WHEREAS, the granting of the variance sought will be in harmony with the general
purpose and intent of the zoning ordinance and will not be injurious to the neighborhood
or otherwise detrimental to the public welfare, and
NOW THEREFORE BE IT RESOLVED, That the application of Ms. Terri Straub, 1064
Hunter Avenue, 166.44-1-25, for a variance to allow the extension of a house with an
existing sideyard of 5.58 feet where 10 feet are required, be and hereby is granted.

permit to allow the addition of a house greater than 500 square feet.
