BOARD OF APPEALS September 28, 2022 PRESENT: Chairman Greg Varone Member Jamie Grecco Member Dan McLaughlin Member Kathryn Soderberg Manager John T. Pierpont ABSENT: Member Mike Tesoro Chairman Greg Varone opened the meeting and introduced the members of the Board. ---------- MINUTES The minutes of August 11, 2022 hold over to the next meeting on October 26, 2022. The Board adjourned the application of Joseph & Katharine DeCicco, to the next meeting on October 26, 2022 meeting. ---------- Manager Pierpont presented the application of Mr. Peter Troisi, 943 Washington Avenue, 166.43-1-22, for a special permit to build a new residence. John Woodruff, RA and Kirsten Saetre appeared before the Board to review the proposed plan. Lighting, A/C and Landscaping were discussed. No exterior audio equipment. No comments The Board reserved decision. ---------- Manager Pierpont presented the application of Mr. & Mrs. Dedona, 1027 Washington Avenue, 166.44-1-41, for a special permit to allow the addition of a house in excess of 500 square feet. John Woodruff, RA rose to discuss the proposed addition. Exterior lighting and A/C were discussed. Diane Barbieri, 55 Oak Lane, read the proposed statement she submitted to the record which is attached hereto and made a part hereof. No comments The Board reserved decision. ---------- Manager Pierpont presented the application of Mr. & Mrs. Kalehoff, 520 Pelhamdale Avenue, 163.84-1-64, for a variance to allow the extension of a house with a lot area of 9,375 square feet where 10,000 square feet are required and an existing street setback of 34 feet where 35 feet are required. Aldo DeVitto, RA presented the proposed project to the Board. Exterior lighting was reviewed. No exterior audio equipment proposed. No comments The Board reserved decision. ---------- The Board considered the application of Peter Troisi, 943 Washington Avenue, 166.43-1- 22 for a special permit to build a new residence. After discussion and upon motion duly made and seconded, it was unanimously resolved that WHEREAS, the requirements for a special permit set forth in the zoning ordinance, as pertains to this application, have been met. NOW THEREFORE BE IT RESOLVED, That the application of Peter Troisi, 943 Washington Avenue, 166.43-1-22, for a special permit to build a new residence, be and hereby is granted. ---------- The Board considered the application of Mr. & Mrs. Dedona, 1027 Washington Avenue, 166.44-1-41, for a special permit to allow the addition of a house in excess of 500 square feet. After discussion and upon motion duly made and seconded, it was unanimously resolved that WHEREAS, the requirements for a special permit set forth in the zoning ordinance, as pertains to this application, have been met. NOW THEREFORE BE IT RESOLVED, That the application of Mr. & Mrs. Dedona, 1027 Washington Avenue, 166.44-1-41, for a special permit to allow the addition of a house in excess of 500 square feet, be and hereby is granted. ---------- The Board considered the application of Mr. & Mrs. Kalehoff, 520 Pelhamdale Avenue, 163.84-1-64, for a variance to allow the extension of a house with a lot area of 9,375 square feet where 10,000 square feet are required and an existing street setback of 34 feet where 35 feet are required. ---------- After discussion and upon motion duly made and seconded, it was unanimously resolved that WHEREAS, there are special circumstances and conditions applying to this building and land which do no not apply generally to the land and buildings in the neighborhood and have not resulted from any act of the applicant subsequent to the adoption of the regulations appealed; and WHEREAS, the circumstances and conditions are such that the particular applications of the conditions of the zoning ordinance would deprive the applicant of the reasonable use of the land and building; and WHEREAS, the granting of the variance sought will be in harmony with the general purpose and intent of the zoning ordinance and will not be injurious to the neighborhood or otherwise detrimental to the public welfare, and NOW THEREFORE BE IT RESOLVED, That the application of Mr. & Mrs. Kalehoff, 520 Pelhamdale Avenue, 163.84-1-64, for a variance to allow the extension of a house with a lot area of 9,375 square feet where 10,000 square feet are required and an existing street setback of 34 feet where 35 feet are required, be and hereby is granted.
