It is recommended that the Planning Commission recommend to the City Council adoption of a Negative Declaration in conjunction with this case. Mohamad Khalad, to consider: 1) a Conditional Use Permit to remove the northerly gasoline canopy and dispensers and vehicle repair facility to facilitate redevelopment of approximately 0.51 acres with a renovated vehicle fuel station, including a 2,941 square-foot convenience store and self-service automated single bay car wash; and 2) the Design Review of the plot plan and building elevations for the proposed site improvements.
