1) Call to Order and Roll Call
Adam Hughes called the meeting to order at 11:04.
Renée McIsaac conducted a silent roll call.
2) Approval of Minutes
Review Meeting Minutes of January 7, 2026.
Adam Hughes made a motion to adopt the minutes as drafted. Renée McIsaac
seconded the motion; the motion passed unanimously.
3) New Business
a. 188 Crown Point Road; Tax Map 0234-0014-0000
Emergency response caller referenced 184 Crown Point as address; numbering does
not align as crossing into Strafford – reach out for a private road name.
Committee members reviewed the address numbers for this segment of Crown Point
Road. They noted multiple parcels appear to gain access from the same driveway
access on Crown Point Road and felt this should be a named private drive. This is also
used by a property owner located in the Town of Strafford.
Adam Hughes made a motion to contact the Town of Strafford and the property owners
that use this access about assigning a road name for the private drive. Keri Devine
seconded the motion; the motion passed unanimously.
b. Ridge Phase II Addressing Plan; Tax Maps 0216-0009-0001 - 0004

Review options for addressing development.
Gina Golden-Silvestro presented a proposed addressing plan for the development.
Marketplace Boulevard would use road stationing to continue to the proposed access
across from Nashoba Drive. The residential phase of development would be
addressed to its own private road and a second road name would be used for the
commercial buildings that are accessed from a driveway off Marketplace Boulevard.
Renée McIsaac expressed support for the proposal.
Gary Boudreau stated a concern about using another road name for the commercial
buildings and felt they should still be addressed from Marketplace Boulevard.
Adam Hughes made a motion to address the commercial buildings to Marketplace
Boulevard while trying to keep to the road stationing from the proposed future access
point; and request a road name for the residential phase of development for
addressing. The motion was seconded by Richard Carr; the motion passed
unanimously.
4) Old Business
a. 20 Spaulding Avenue
Gina Golden-Silvestro presented a proposed unit map for the complex. She
indicated the map has been shared with the property owner and she is awaiting
any feedback.
b. 4 and 4A Old Wakefield Road
Adam Hughes stated that John Castles conducted a site inspection and there isn’t
really a building that the public enters for the business, it is more of a shed that
staff use for sales.
Committee members discussed addressing options that would prevent confusing
properties addressed as 4 and 4A.
Theresa Hervey made a motion to re-address 4 Old Wakefield Road as 2 Old
Wakefield Road Units A and B; and discontinue the use of the alpha identifier for
4A Old Wakefield Road. The motion was seconded by Adam Hughes; the motion
passed unanimously.
c. 21 North Main Street; Tax Map 0121-0376-0000
Renée McIsaac asked if further review was needed for this address update.
Members indicated no further review was needed.
5) Adjournment.
A motion was made by Adam Hughes to adjourn at 12:08 and the motion was seconded
by Renée McIsaac; the motion carried unanimously.
