Public Hearing and Board Consideration for a variance to split a 100-foot lot into two (2) 50-foot lots on the property located at 19150 Voiland, Peter Daleo (Gold Leaf Building, LLC), petitioner. Petitioner Peter Daleo, appeared via conference call on behalf of this request. City Clerk Richard M. Steenland received a petition with 5 signatures in opposition The following individuals spoke:  Timothy Aggas, 19163 Voiland MAYOR ROBERT TAYLOR moved, BOARD MEMBER CATHERINE HAUGH seconded to table the petitioners request for a variance until June 16, 2020 ZBA meeting. Public Hearing and Board Consideration for a variance to variance to display more than 150sf of signage on the property located at 20861 13 Mile Road, Metro Detroit signs, petitioner Petitioner Metro Detroit signs Paul Peters, appeared via conference call on behalf of this request. City Clerk Richard M. Steenland received no correspondence. BOARD MEMBER COLLEEN MCCARTNEY moved, BOARD MEMBER STEVEN WIETECHA seconded to close the Public Hearing. ROLL CALL COUNCILMAN CHARLES FRONTERA Yea COUNCILMAN STEVEN WIETECHA Yea ZONING BOARD OF APPEALS (4-21-2020) 2 COUNCILMAN BILL SHOEMAKER Yea COUNCILWOMAN COLLEEN MCCARTNEY Yea COUNCILWOMAN CATHERINE HAUGH Yea MAYOR PRO TEM JAN HAGGERTY Yea MAYOR ROBERT TAYLOR Yea MOTION CARRIED UNANIMOUSLY BOARD MEMBER STEVEN WIETECHA moved, BOARD MEMBER COLLEEN MCCARTNEY seconded to approve the petitioners requested based on unique circumstance that the newly constructed building has visibility to the public on all 4 sides. Less than 50 square feet per building elevation would not provide sufficient signage to the adequately identify the business with the stipulation no more than then 55 square feet on all four sides. IT IS RESOLVED THAT, pursuant to the application and testimony of the petitioner, and the Zoning Board of Appeals having taken into consideration the nature of the land in question, buildings and other structures located thereon and adjacent thereto, the character of the neighborhood and its general physical development, together with the applicable zoning, and having given consideration to the health, safety and welfare of the area in question, and having considered all of the pertinent factors, it is the finding of this Zoning Board of Appeals that granting the following variance: ROSEVILLE CODIFIED CODE SECTION 264(5) B 3 b states that buildings located within a B-2 Community Business District are allowed a maximum of 150 sf of wall signage. PERMANENT PARCEL NO. 14-03-354-003 VAR. #0220 will be in harmony with the general purpose and intent of Roseville Codified Code Section 264(5) B 3 b will be not injurious to the neighborhood or otherwise detrimental to the public welfare, and therefore, is hereby granted. MOTION CARRIED UNANIMOUSLY 3. Public Hearing and Board Consideration for a variance to keep fence within the front yard setback on the property located at 20445 Erin, Family Fence, petitioner. Petitioner Robert Fisher, appeared on behalf of this request. City Clerk Richard M. Steenland received no correspondence. BOARD MEMBER STEVEN WIETECHA moved, BOARD MEMBER CHARLES FRONTERA seconded to close the Public Hearing. ROLL CALL COUNCILMAN CHARLES FRONTERA Yea COUNCILMAN STEVEN WIETECHA Yea COUNCILMAN BILL SHOEMAKER Yea COUNCILWOMAN COLLEEN MCCARTNEY Yea COUNCILWOMAN CATHERINE HAUGH Yea MAYOR PRO TEM JAN HAGGERTY Yea MAYOR ROBERT TAYLOR Yea IT IS RESOLVED THAT, pursuant to the application and testimony of the petitioner, and the Zoning Board of Appeals having taken into consideration the nature of the land in question, buildings and other structures located thereon and adjacent thereto, the character of the neighborhood and its general physical development, together with the applicable zoning, and having given consideration to the health, safety and welfare of the area in question, and having considered all of the pertinent factors, it is the finding of this Zoning Board of Appeals that granting the following variance: KEEP A FENCE INSTALLED WITHIN THE FRONT YARD SETBACK ON THE PROPERTY OF 20445 ERIN ROSEVILLE MI 48066. PERMANENT PARCEL NO. 14-04-426-015 VAR. #0320 will be in harmony with the general purpose and intent of Roseville Codified Code Section 134-5 E will be not injurious to the neighborhood or otherwise detrimental to the public welfare, and therefore, is hereby granted. MOTION CARRIED UNANIMOUSLY III. HEARING OF THE PUBLIC No one from the public wishes to be heard. IV.
