BOARD OF ADJUSTMENT MINUTES September 24, 2018 The Board of Adjustment held its regular monthly meeting on Monday, September 24, 2018, at 5:00 p.m., in the Council Chambers at City Hall. Members Present Chairman Lannis Nicholson Vice-Chair Wendell Miller Steve Hubbard Alderman Brown (non-voter) Members Absent Secretary Karen Yarbrough Rob Caldwell Visitors Present: Mayor Horton, Planner James Walden, City Attorney Trey Smith, Planning Assistant Lequitta Jones, Jim Lynch/City Corp, Zane Bryson/City Corp, Kurt Jones of Kurt Jones & Associates, Brent Preddy, and Leslie Teaff. Welcome Visitors The First Order of Business was a request to review and approve the minutes of the August 27, 2018. Member Miller made the motion to approve the minutes as written. The motion was seconded by Member Hubbard and passed unanimously. The Second Order of Business was a request for approval for a 10% Special Exception for the lot size requirement of $9600 square feet to 8843 square feet for lots 11, 12, and 13, of Brookview Estates Phase V. Submitted by Kurt Jones of Kurt Jones Engineering on behalf of William Thornsberry. (BOA.18.01.3644) City Planner said this request is to approve an 8% reduction in the required lot size for the preliminary to build an unconstructed portion of the Madison White Addition. The affected area will take 6 existing lots and plat them into 3 lots. The required lot size is 9600 square feet and each lot will have a lot size of 8835 square feet. Allowing the exception would help allow the lots to platted with lot widths that largely match the proposed lots to the south. Approval would not likely result in harm on adjacent property or harm the public welfare. The recommendation is approval. Member Hubbard made the motion to approve the Special Exception.
