The meeting was called to order by Daniel Feinstein, Senior Planner at 8:00 a.m.

Approval of minutes from the December 18, 2023 meeting.

#21293 - 3111 Warrington Road - New Garage.
Michael Wojtalik, Platinum Construction, explained they will demolish the existing garage behind
the house and erect a 22 by 24 foot garage. The 6/12 roof mirrors the house roof pitch. There is a
single overhead door. The double 5-inch siding is close to the house color and the roof color,
charcoal, is an exact match.
Mr. Neville asked if the concrete forms will be pulled while green so the foundation can be rubbed
smooth.
Mr. Wojtalik confirmed that is their standard practice.

#21262 - 3312 Norwood Road - Resubmission: Addition.
Sally Levine, architect, explained they will be keeping the existing roof canopy and enclose the space
below for a mudroom. They will work within the existing conditions. They will match the brown
siding at the garage and dormers.
Mr. Walter asked if there is enough room for the door swing.
Ms. Levine said yes. The swing of the new door is fine within the space.
Mr. Neville asked if the existing foundation can be used.
Ms. Levine said they will replace the foundation unless the existing foundation complies with
current codes.
Approved with the condition that there is a trim board at the top of the new walls.
Submit revised detail plan for administrative review.

#21296 - 3350 Elsmere Road - Window Alteration.
Jim Guggenheim, contractor, said two windows will change in the kitchen and the bathroom
window above will be replaced to match. The change to the kitchen windows raises the sill for
interior renovations.
Mr. Walter asked if they will be able to source the brick to tooth in below the new sill.
Mr. Guggenheim confirmed they had someone from Breuders out and they can match the brick.
The Board agreed they prefer the new windows to have square panes to match the rest of the house.
The windows can be redesigned.
Approved with the condition that the new casement windows have a 2” divider and square lites.
Submit revised window quote for administrative review.

#21151 - 3603 Hildana Road - Resubmission: New House.
Mr. Feinstein gave the history on these two new houses. The owner has a new design team with
revised houses. These two city-owned lots are on Chelton Road near Chagrin Boulevard. He showed
photos of the existing houses on the street. Both houses on either side of this open land are two
family homes.
Ms. Beck asked why prairie grids are used on the side elevation windows, when the front and back
have colonial grids.

Adam Snyder, architect, said the different grid pattern is a design choice and can be made to all be
colonial grids.
Mr. Neville said he would prefer the front porch roof to attach directly to the front wall. It should
be shortened on either end so it is not flush with the side wall. He also would prefer another post on
the porch to split the railing into smaller divisions.
Itai Azulay, designer, said they are still working on colors. The one house they will be using straight
lap siding. The other house will have shake siding in the gable. He showed a sample front elevation
drawing of both houses set within the property with the adjacent houses.
Ms. Madison asked if the colors change between the two houses. There should be more
differentiation between the two houses than just color.
Mr. Neville said the ganged triple window option sits nicer under the porch on the front façade.
Mr. Walter said there is not enough to differentiate the homes from each other. The changes are too
subtle.
Mr. Snyder said the black and white drawing lends to the sameness of the façades. A color rendering
would make a difference.
Mr. Walter said there are ways to create variation including alternative porch details and adding a bay
window on the first floor, or alternate roof gables.
Mr. Feinstein said they have seen applications where the sides and rear elevations are exactly the
same and the Board required variation on the front elevation, other than just color.
Ms. Madison said the exact same massing on the front of both houses is her concern. Color can help
with differences, but there needs to be more.
The Board discussed changing the massing on the front on at least one of the new homes. The left
home on the rendering is a more appropriate design. They should change the right home design to
be more than a differentiated color.
Continued the review and agreed the massing/design of the 3603 Hildana Road house design is
appropriate with a revised colonial window grid design so all the windows have the same grid style.
Submit plans including materials and colors plus trim construction detail drawings for Board review.

#21152 - 3607 Hildana Road - Resubmission: New House.

Continued with the following comments: 1. that the front façade of the house at 3607 Hildana needs
to be differentiated in ways more than material and color from the house at 3603 Hildana 2) The

revisions could include; window location/pattern/size, bay window, porch size and or gable design.
and 3) With a revised colonial window grid design so all the windows have the same grid style.
Submit revised plans including materials, colors and revised designs to create differentiation of the
front facade.

#21297 - 3192 Chadbourne Road - Front Entry Alterations.
Omar Suleiman, contractor, said they ran into issues with this porch roof structure and removed the
brackets, which were not structural. The existing roof was retained and the new posts are treated
lumber wrapped in Azek material.
There was discussion regarding the changes.
Mr. Feinstein showed the previous window application photos which show the porch as all white.
Ms. Madison said there was something elegant about the round roof form of the existing porch.
Mr. Walter said there could be trim altered to create an arch in the porch ceiling.
Mr. Neville said these changes are dramatically different. He would prefer no verticality to the gable
end.
Continued for the applicant to revise the front entry with the following comments: 1) the vertical
trim boards should be removed from the porch gable; 2) resolve and redesign the trim work front
entry gable including the relationship of trim to create an architectural hierarchy and to reduce the
depth/height of the bottom trim board in the gable; and 3) Eliminate the butt joint in the bottom
trim in the gable and resolve other joint irregularity.
Submit revised detailed plans for Board review.

#21159 - 3668 Hildana Road - Resubmission: New House.
Mr. Feinstein explained the history of approvals for this new house.
Dan Bickerstaff, Ubiquitous Design LTD, said interior changes have led to skylights being added
and fenestration alterations.
Mr. Neville said he likes the changes.
The Board agreed.
