The meeting was called to order by Daniel Feinstein, Senior Planner at 8:00 a.m.

Approval of the January 2, 2024 Meeting Minutes
Approved.

#21297 - 20011 Malvern Road - Porch Alteration.
Claire Barilla, Brightwater Interior Design, explained the changes are driven by a kitchen remodel.
The larger double hung windows will be altered to lose one window and the other will be made
smaller to match the window to its left. The rear door will be moved out to the new addition wall.
The wood siding will be replicated on the new addition, which has a flat roof. The new window
muntins are black in color to match as closely as possible to the original leaded glass windows on the
rest of the house.

#21298 - 16601 Chagrin Boulevard - Resubmission: Signage.
Mr. Feinstein explained the previous submissions which had placeholders for signage. The building
renovation was approved and the signage review was continued.
Marie Cipolletta, Signarama, said there is a sign at the entry door facing Chagrin Boulevard and on
the wall facing Lee Road. There are face lit channel letters on a backer board on the façade. At the
entry door the sign will be in the upper fascia sign band. The sign facing Lee Road is on the building
façade at the building corner.
Mr. Walter asked if there is a reason the sign facing Lee Road is not in the upper fascia band.
Mr. Neville and Ms. Madison asked how the backer board related to the building façade.
Ms. Cipolletta said this area behind is an x-ray room. They have been asked that the wall not be
penetrated. The backer board is boxed out to fill in the corner of the building.
There was general discussion that there are other ways to make sure there is no interference with the
interior. The sign should be located on the upper fascia like the other sign.
Continued for the applicant to: 1) revise the southeast sign and backer board to fit within the upper
fascia band; 2) revise the detail drawing to show the actual width of the backer board and the letters;
3) revise the building plans to coordinate with the sign detail drawing and accurately show the
building colors; 4) suggest moving the northwest sign up to fit within the upper fascia band similar
to the other sign; and 5) if the northwest sign remains located in the same space show full elevation
drawings of both elevations that the sign backer/cabinet if visible.
Submit revised drawings for Board review.

#21151 - 3603 Hildana Road - Resubmission: New House.
Mr. Feinstein introduced this project and the prior review. The applicant has revised the designs to
differentiate the two houses.
Ron Carson, GLH LLC, developer, introduced the house design.
Itai Azulay, designer, described the right side house porch is now an entry with a bay window and
different front window pattern.
Mr. Neville suggested a straight gable roof on the entry.
Ms. Madison agreed that would be better.
There was general discussion of the materials. The siding should be 5 inch regular lap siding, not
dutchlap siding. The corner boards should match the body color. One house should have only lap
siding, while the other has shake in the front and rear gable.
Approved the house design with the following conditions: 1) the house and garage corner trim
boards match the wall color; 2) Utilize 5 inch straight lap vinyl siding throughout the house
including the gable ends; and 3) remove the trim board between the second floor and the gables.
Submit revised plans for administrative review.

#21152 - 3607 Hildana Road - Resubmission: New House.

Approved the house design with the following conditions: 1) the house and garage corner trim
boards match the wall color; 2) Utilize 5 inch straight lap vinyl siding throughout the house except
for the gable ends; and 3) The front and rear gable ends are shake style vinyl siding.
Submit revised plans for administrative review.

Discussion held. Revised plans for the raised landscape beds needs to be submitted.
