Case No. BOA-2015-13. Address: 40 Lark Avenue (Maria Loaiza). Request to decrease the required front yard setback for a 6 ft. tall privacy fence constructed on the side of a property not used as the principal entrance (Wren Avenue) from 10 ft. to 0 ft. as required in §400.550(A)(2)(c)(2) of the City of St. Charles Code of Ordinances. The zoning for the subject property is R-1E Single-Family Residential District. (Ward 7) 2. Case No. BOA-2015-14. Address: 1715 Elm Street (Kristin Kolley). Request to increase the maximum size of a detached accessory structure (garage) from 341.8 sq. ft. to 400 sq. ft. as required in §400.530(A)(2)(7) of the City of St. Charles Code of Ordinances. The zoning for the subject property is R-1E Single-family Residential District. (Ward 9) 3. Case No. BOA-2015-15. Address: 1713 S Ciera Ridge Court (Fischer & Frichtel – Chris DeGuentz). Request to decrease the side yard setback for a single-family home from 7 ft. to 6.7 ft. as established in Spring Mill Estates Plat Two Subdivision Ordinance 05-191. The zoning for the subject property is PD-R Planned Development-Residential District. (Ward 5) Board of Adjustment Agenda 1 4. Case No. BOA-2015-16. Address: 614 Lewis Street (Steve Thomas). An appeal request from the decision of a City official pursuant to §400.1080(A)(1) concerning a nonconforming use (Building Contractor’s Establishment with associated storage) and subsequent vacancy of the use as regulated by §400.760(E) of the City of St. Charles Code of Ordinances. The zoning for the subject property is R-1E Single-family Residential District.
